Zoning Board of Adjustment Regular Meeting Agenda (minutes)
The Franklin Zoning Board of Adjustment met on August 12, 2026, at 6:32 p.m. with members Justine Foden, Mario Machado, and Alternate Lori Seog in attendance. Regarding New Business for case Z26-07, applicant Kathryn Yager requested a variance from Article III District Regulations 305-14 to allow a 17-foot side-yard setback instead of the required 25 feet for a detached garage at 559 Hill Road. After Yager presented, Planning & Zoning Director David Chunn noted one abutter supported the application with no objections received. Member Machado made a motion to approve the variance, seconded by Member Foden. The motion carried 3-0-0. The board adjourned at 6:39 p.m. after a motion by Foden, seconded by Machado. The next meeting is scheduled for Wednesday, September 9, 2026, at 6:30 p.m., with an application deadline of August 19, 2026. FRANKLIN ZONING BOARD REGULAR MEETING AND PUBLIC HEARING Wednesday, August 12, 2026 at 6:30 p.m. Franklin Public Library – 310 Central Street Minutes Call to Order - 6:32 p.m. Attendance: Justine Foden; Mario Machado; Alternate Lori Seog Absent: Chairman Gregory Thompson; Yama Ploskonka; Cecile Cormier; Alternate Damon Lewis Staff present: Planning & Zoning Director David Chunn; Planning & Zoning Administrative Assistant Cynthia Watkins Salute to the Flag New Business Z26-07: Kathryn Yager, applicant, seeking a variance from Article III District Regulations, 305-14 Lot and Yard Requirements, to allow for a side-yard setback of 17 feet in a district where 25 feet is required in order to build a detached garage. The property is located at 559 Hill Road (Map/Lot #90-401) in the C [Conservation] zoning district. Kathryn Yager presented. No questions were asked. No members of the public were present to comment. Director Chunn expressed that one abutter had contacted Planning and Zoning to give their support. No objections were received. Member Machado made a motion to approve.
