Zoning Board

The Bradford Zoning Board of Adjustment approved minutes unanimously. They received an application from Kevin Palmer for a special exception regarding a changing room at 97 and 100 Oakdale Road. The board voted to amend the application, removing the house and deck components, accepting it solely for the changing room. A public hearing and site walk were scheduled for August 5th at 4:00 PM. The applicant paid $130 for the special exception and $15 for certified mailing costs. Additionally, the board granted a two-year extension on a previous variance for a project requiring septic re-assignment awaiting state approval; the vote was unanimous. The next regular meeting is set for August 5th. Source: https://townhallstreams.com/stream.php?location_id=110&id=75449

I'm fired.
You can sit there if not.
Who wants to be
Who wants to be, take minutes today?
I'll take minutes because I'm going to be here on the next day.
Excellent.
Good.
Nice.
Okay, so this is Wednesday,
no way you're on.
Okay, so this is
Wednesday, June
July 1st,
2026.
Town of Bradford's
only board of adjustment.
It's three past seven.
And I am
Brooks McCandlish, also present,
are Laura Beaton.
Jim Harney.
Bill nothing.
Make trust.
Boxing.
Okay.
and Nate has volunteered to record the minutes.
Our first on the agenda would be to review the minutes from last time,
does everybody have a chance to look at those?
I looked at the minutes, and they were so good.
They were just right on.
You did an excellent job.
Are you hiring them permanent?
Did such a good job.
So I make a motion to approve the minutes as written.
I would second that.
that? Further discussion? All in favor? Aye. Inanimous. Okay, next is to
receipt of applications and we do have an application that has come in from Kevin Palmer.
I'm going to pass that out. And what we will do tonight is to first make sure that the
application is complete. If it is, then we can go out of the next steps.
like the plan. Do you need his plan with us?
Yes, we will.
Yeah.
Yeah.
Tonight.
There are some plans in here, aren't there?
Are there?
I can't remember?
Oh, yeah, great.
Yeah, we will need to see plans.
Yeah.
Thank you.
Is it one off two?
Or that's north.
Yeah.
This looks like the original.
So if everybody could take a few minutes just to review this.
This is for property on 97 and 100 Oakdale Road.
Tax map number 21, lots, 13, and 8.
Can you speak up with a so good book?
Sorry, I'm waiting on there.
I might have to turn that on the fan off.
If it gets too hot in here.
He's just reading what it is.
I just move closer.
I never to leave that on.
I know.
Our business concluded before it gets too warm in here.
I already feel like getting warm.
I know.
Feels cool compared to what it's been all day.
This is two of butters.
I don't know I haven't looked at that.
There's four lots, but each is owned.
The people across the street,
you know what I'm saying?
Both sides of the street.
So it's really only two of butter because two people are in the four lots.
Gotcha.
just that.
If we didn't have done in the past,
do we have to have to send it?
As long as each
a butter gets a signature,
if they have multiple properties,
I mean a notification.
So it looks like this is for
a special exception to
enlarge or reduce the setback
requirements for non-compea.
It's for the surface water overlay
district.
Yeah, it's also a non-conforming building on a non-conforming lot.
Oh, okay.
Yeah, I wasn't sure if all the way is.
Does it because it would be within the 125,
it makes it a non-conforming building?
And the lot is not conforming.
Yeah, it's smaller than to conforming zoning in that district.
It has to be two acres, I believe.
Okay.
Can you just add a check on that down?
Yeah, it looks like you've got it.
Description.
And it just shows the lot.
I see one that shows the building.
I guess I'm not seeing the questions answered.
Do we have questions they have to answer?
Especially exception.
It was not the five questions, but according.
Okay, these right here.
Yeah.
So page four, it starts on page four.
Got it.
Copy of the thoughts, comments from the board.
Well, the application looks complete.
It looks complete.
It looks like the questions have all been answered.
Yeah.
There's a adequate plan.
The description of the project also missed.
Shed.
Changing will.
Yeah.
It's going to be a little changing.
If you're going to be a little changing, if you're going to cross the road.
Yep.
And when I went to New Hampshire there, the people there said that I have plenty of footage,
I put it 10 by 14 and said there's no problem to put in there.
It's like what everybody else has there on the lake.
Oh, I, I, I was looking for it more on the spot.
Bill back.
Oh, yeah, it's teeny.
This is a changing house.
It's not going to be a bathroom or running water or anything like that,
and it's just the kids to change up in.
More like shit.
Yeah.
Is that says 20 feet from the water?
20 feet from the property line.
Property line.
Right.
I got 30, I got 36 feet or 38 feet.
because it has to be...
This has to be 20 feet from the property line as an accessory.
From the side.
Yeah.
From the side.
Yeah, from the side.
From the side.
And how far is it from the road?
Yeah, not there.
Looks like?
A lot of stuff, I don't feel.
Right.
Yeah, right.
Yeah.
If I built one there, it would be real nice to
go see your shingles and all that look better at home.
And that would be pending the short land firm.
So I submitted the shore land permit for him, what was that, like, three weeks ago.
So we haven't received that yet.
But it follows all the DEF guidelines for an accessory structure within the PFEA of the Revereign plan.
But it is still pending that time.
And have you yet to do the house plans and get the building permit?
Do you want this first?
Well, what we were looking at that earlier, it looks like you got to have a house plan.
the buildings back to there or whatever to check it off and it's up the design and then check off each one as you
yeah the building the house first yeah I had I had those but we are over oh I don't know what I don't think we need to now that the planning the planning board needs to prove that you know he still has the water front
We've got to build from and I could fill it over if they want to go out.
Yeah, that's that's the planning board.
The zoning board comes first, right, to get the variance and then you go to that would be for the planning board.
Special exception.
Yeah.
The building for me, we get them.
We don't know.
Yeah.
Oh, yeah.
That's the building for me.
But they don't need that right now.
We don't need that.
Yeah.
There is a building.
That's far right?
Yes.
Yes.
Because he showed up one day.
He walked a piece of land on me and showed him what we're going to do.
He ran a tape on it and went back 50 feet and he liked what he saw.
Okay.
So do we need a motion to accept this as?
Yep.
My only question is that little, the changing.
The changing room.
across the road is that meet with our new shoreline yeah that's you're waiting on the
permit for that right not the shirlet not the state but that but the new the swad yeah
well it's supposed to be what 75 feet from the lake it's no way it's that well
I didn't it's 1.25 from that which is what like the whole
you mean the lake front at footage I'm saying the distance
from the lake to the shed.
So you're curious if they might need a variance for that part.
Yeah, yeah.
They said 25 feet because I can, I measured it 25 feet back.
From the water?
From the water, I don't think so, huh?
I thought it was 125 because both
structures are within the new service water over the district.
We're talking about the changing that.
Right.
That's, it's.
It's much closer than 125 feet to the lake.
I'm saying both of them, the house and the,
that's what we're lying for.
Is it not?
She came out from New Hampshire and she met me there.
Well, the state rules are different.
Yeah.
No, but the chasing house itself
is supposed to be that set back more from the lake.
Right.
But that would that be there.
But that's part of it.
The special.
exception you're asking for?
Yeah.
I think one way of here last time somebody brought up there as long as
I wasn't going to be any closer to the road than what the other ones were on the street
or closer to the water, which I'm not.
I think it's not closer to the water than anybody else is...
Some of them write open the water.
I'm going to stick right out over the water.
I'm there like, like, how of them aren't going to know.
Oh.
Lots are so tiny, right.
Yeah.
When we used that provision before, it's been for action from the streets,
not from the water.
I'm not saying that that's only what it's meant for,
but I guess that's awesome.
Yeah.
So that was your interpretation?
Well, I guess I thought that, you know, the state,
the state would supersede?
No.
They both, they both are in effect, you know, whichever is more stringent applies.
You know, the surface water overlay district is in addition to the state requirements.
So when I talked to him about it, is how you're going to cut down in the tree,
and I won't have to cut down any trees.
Yeah, that would be...
I'm going to bring any equipment in there.
I said, no, I won't.
I can do it with my hand.
And they said I could use cement piles.
I could dig with a post hole digger and put those things.
I have to raise it up high enough so in the water goes up
because it would be able to be able to be up
to not go underwater.
I heard a couple stories where they built my new houses
on the other side of the lake.
There's a yellow cottage over there.
The guy I was talking with said it was 18 inches of pool.
18 inches of floor, underwater.
And I guess last year,
one of higher than ever, they said, you know,
buildings can't cover more than 20% of the area of the lot.
I don't think that's an issue.
No.
Yeah, it definitely follows state rules here.
This is what I had for Bradford.
I'm looking for Bradford rules at this point.
Including water dependent structures that's defined as a dockwork here
for a wastewater beach, boat house,
retaining wall, or launching ramps, or other.
or other similar structure.
Any part there are built over on or in the water
to stay any new building or structure
or any enlargement or modification of an existing building.
New subjects in Leachfield or other sewage disposal
and in the surface water over the district
under relief that vacuum to recognize the water body as follows.
Lake Mastasek on Lake Tide, Melbourne,
corner river, 1205 feet.
So I was thinking this would be...
So the question is, is this a water dependent structure, a changing room?
changing room that could be an interpretation that the yeah those are my
question for would this count as one of those excluding structures and if not then if not
or if not or a special exception only go is only for things that are in the zoning
ordinance that specify a special exception anything else would need a variance
which is anything could be a variance can be for anything but if then again it follows state
state rules it's similar process I hate to we talked about that at the last
meeting we did we did to some to some degree well that would be for the
the setback to the road that we're worried about but but but for the but for the but
this for the overlay district basically it says you can't you can't put
one in unless it's a water dependent structure or you got a or you get a variance
for it yeah so what do you mean by that well the examples are a dock of a boat house
things like that and if if the way I was going to design it just not to walk
was there it was a steep hill you got to go out to get to the water yeah so it's
going to build the little changing room up to where I would just walk down the bank
into the door to the changing room and then a set of steps down to where the
to the water is going to be then you can walk out and talk yeah so if if this board
would consider a changing room to be a water-dependent structure then it
it would fit the current zoning for this if not a variance would be needed for that
particular part of the house though because the house is also partially
going into the 125 and that definitely was stated that it would be the special exception
yeah if it's I think it at our last meeting we are
understood that it was going to be that it was actually further than 125 feet
that the house would be set back for at 125 feet or more and therefore only only the
special exception would be needed to have it close it have it closer to the
road for the house for the house to be yeah and in this changing room if it's
even allowed would need a special exception no we need a variance there a variance
It wouldn't need a variance as a because if it's considered to be a water-dependent structure.
Yeah, it seems like a water-dependent structure to me.
Right.
Both lots emerged into being one.
Yeah.
Actually three lots.
And with the hundred is 130 feet on the water actually, when you check the beads.
Well, we have the water with those are being not meat for the structure.
Right.
Yeah.
It makes sense to me to consider that.
Okay.
I just wanted to be sure that the rest of the board is in agreement.
So it seems like the house itself, yes.
It looks like to me the house itself is, is if these lines, if we can go by these lines, that
it actually is just behind the 125 feet.
There's a, maybe a deck on the front of it.
It's the deck, yeah.
Yeah.
Yeah.
I wasn't here for the discussion at last week.
Yeah.
But I looked at it.
Maybe not for the house, but if it's just barely outside of 125% of that.
Right.
Or maybe not for the changing room if it's a water dependent structure, but the deck.
If the deck is within.
It is within that.
That should have a variance.
Yeah.
So, I mean, I don't think it makes the process any harder.
No, it's just another.
I don't know what the discussion was last time.
That's not my reading.
It doesn't make the process harder.
The only thing is we have a special acceptance form in front of us
and experience would require other questions to be addressed.
Right.
I watched, like, because I did miss Shoreland,
and then he called the aspect.
called the Asper House of this and prior to doing it, I watched some minutes from the previous meeting.
Yeah.
And nobody said here and everyone said special exception.
So are you saying we have a new...
Yeah, we didn't have all this information.
So are you saying we have to like...
Oh, I had to play a straw and I showed them to you.
They weren't exactly.
It was...
Last time I'm an old girl, it's like, oh three hours and come up to the last night.
We didn't promise you anything.
No, no, I'm just saying it's like we talked about this.
I know. That's right.
We talked about it.
We talked about it.
Yeah.
The, the, the, there's two issues here.
One is, I'll close it is to the road and that a special exception is permitted.
There is a provision in the zoning ordinance for a special exception to be closer to the road.
If the body ones are close.
The other provision in the zoning ordinance,
that we have to look at is the surface water overlay district they call it, which is
the new, relatively new, new to us.
But, and that, that does, there is no special exception process for that.
So any, anything that, anything that, any adjustment to that would have to be through
the, through a variance as opposed to a special exception.
It's, it's basically.
As far as procedure, they both come to this board, public hearing.
I'll just get rid of the change and shed, which is a lot of the changing, it's not the changing chest.
It's the deck and, and, I mean, one in interest of moving forward, not slowing you, slowing up.
He was happy whether he went back 50 feet in the road, and he went to mock them or were even back to back
where he was the issue is that the deck is within the 125 at least according to
this plan yeah yeah or yeah or the other option would be we could we could proceed with
this see if if and then if you want to have the debt come further you'd have to
come back for a variance business oh so you can just take the deck off for now yeah
contact I'll build the deck later then after we get done on the house I put in for another
permit to build a deck right yeah you could certainly do it that way the way I read the
plans he doesn't need any kind of special exception or anything specifically for the
house here does is that yeah if you're 50 feet back from from the road you don't need
you don't need me the property lines so we could give him we could apply a special
exception to the chain of them
Yeah.
Then you wouldn't, wouldn't need, doesn't need anything for the house, only the debt would require variance.
The other issue is, is, is we have the non-conforming lot without a house on it.
We want to put a house on it.
I think the case could be made that it is a grandfathered use because since it was sold as
as a housing lot, a potential camp lot for a number of times.
It still needs...
It's a lot, exactly.
So I'm thinking that it's a lot, exactly.
So I'm thinking that it's a, but to put a new house on it,
going from an empty lot to a lot to a lot.
I think we talked to it was a house lot for the previous owner.
I would, yeah, I mean, sometimes I
a house lot is sometimes a fingernail of sold is a house lot but that's not the case here.
She was going to build a house and then she paid her money and got it done for another five years or four years whatever it is.
She had all the plants and septic permit was done where the wells go and everything is all done.
Again, my feeling is that it's grandfathered, but that's not my decision to make.
It's the board.
The board.
He's not asking to some to buy it.
No, he's asking to build a house on it.
Right.
And that would only, that provision would only apply if he was asking for some device.
If you had, if somebody came and wanted to put a house on the lot across, whether the changing room is on,
I, you know, I think we would have a case that that's not a grandfather lot that you can't put it.
It doesn't, there's no way you could be any set back.
Right.
not just the setbacks, but yeah, you know, it's, it's, it's not physically, anything is physically possible, but it's not, it's not, it's certainly not.
Right.
Right.
Yeah.
Yeah.
Yeah.
Yeah.
So might, yeah.
I guess either way what I'm saying is for his house.
I think, I think, I'm on this plane here that is outside of all the setbacks.
Yeah.
It doesn't require.
any setback issues, but it is a, we are changing, I mean, we're not changing the use in it, in that a non-conforming lot that essentially is a house lot is going to have a house on it.
That's not, I wouldn't consider that to be a change of use.
But if, if the law was considerably smaller, or if there were other issues with it, then that you could
make it case that it's not grand father.
So that's not.
So that's not.
So that's not, I think we can dispense with that.
So that's not, I think we can dispense with that.
So we have in front of us a special exception application.
Does anybody want to make a motion regarding it or a further discussion about it?
Well, it sounds to me like Nate thinks we don't
need a special exception at all because it's for the house for the house yeah because
it's once if you eliminate the deck that is outside the 125 feet then the house is
it's going to be built on a non-conforming lot but the lot is grandfathered so it's
okay if he meets all the other requirements that's 40 feet that's 40 feet
It looks like the house is well back from the...
Oh, there's...
You didn't have a step back on the, and everything's back.
So no special exception is needed for the house set back from the road.
And he...
We could grant a special exception for the changing room.
But it's a water-dependent structure.
That means we won't need a variance.
If we determine there's a water-dependent structure, it doesn't need a variance,
but it's still close to the road.
It would still need a specialist.
Yes.
to put a building that close to the road.
But I think I heard you say you'd not do the changing room right now or...
No.
I don't have to do it how I really wanted to.
I mean, if we, uh, if, if we, if we...
Well, I feel like his application...
It's here, you put some time.
Yeah, so...
...appropriate to use for the change, you know.
Makes sense to me.
Well, Jim's lives at French's Park, so he's park, so he's...
He knows the whole deal within Trenchard Park.
And it's true that Oakdale, you know, has a lot of houses close to the road, but, you know, there are, yeah, and this is a new structure.
You're not going to put any plumbing across the road.
No.
No.
Or electricity, unless it was like independent solar lights or something.
See, I mean, two things we have to do here is, one is, one is, one is...
One is.
does it follow the rules?
The other is, I'm not, I'm not, does it make sense?
I'm not suggesting that we commit, determining that it's,
we're going to grant a special...
We can't do that without going through the process, right?
The application is...
If we remove some of the language,
yeah, to the house and the deck,
we edit that, and just use it then we can accept it as to be.
For the changing house.
For the changing house.
same, and then you can move on with everything in separate.
Sounds like...
Yeah, I mean, I...
If the deck...
Yeah, I don't need a deck, it would be nice to have a deck,
but I don't need that.
Yeah.
Yeah, if you decide that it makes sense to put it in it,
you know, that would be the way...
That would be the way to approach it.
Because that's kind of why we were here today,
because the deck was over the top of the top of that.
I know.
That's why I'm going to take you for this, especially in session.
Yeah.
for a minute or otherwise we would need it.
Because of the deck go out and I wanted to go in between the two boulders like
you explained last time.
Yeah.
If you go there, look at it sometimes you see these two big bolts on,
the deck in between it would look beautiful, right?
But if I can't do it, can't do it.
Yeah.
Is this, um...
So do you want the special exception?
Do you want the special exception for the changing house only?
If that's...
If that's...
I'm happy with whatever you do for me is.
I don't like to move on.
Well, we, so tonight we would accept the application as complete.
And then we would have a public hearing.
Yeah, we'd like to have a site walk, which would also open the public.
A sidewalk and...
Make it certain.
And yeah.
That would take care of it.
Then you...
Then you...
You could still do the deck as long as it's...
You could still do the deck as long as it's...
And if you wanted to read it.
reduced by one meeting, you could have a variance ready for us to accept with the next
at the public hearing for this respectful session.
We need to advertise it though, too, but...
Well...
We could accept a very...
Yeah.
Yeah.
If you want to be able to have.
Yeah.
Or I could just put a stone...
There's plenty of stones there.
I could just put a stone pattern and put that.
We don't want to make it.
We don't want to make it...
We don't want to make things difficult for anybody in particular.
I woke up a month ago and hit was off again.
Get up and down a bank mouse.
We don't...
We don't like to make things difficult, but sometimes people come in with an outrageous project
and we have to follow the same rules for them, for something.
for somebody to come to me with a simple project is not really just project I feel lucky that I can put a house on it like there's going to be fantastic and I'm sure we're going to enjoy it so Kevin what your decision he wants to go ahead with the special exception for the changing room okay I think that's the only thing it can be relevant for right right so in that case we need to change
We need a motion.
I.
Well, we can accept this and...
As...
Edited.
Accepting with edits.
Accepting with edits about removing the house.
You want to make a motion to that effect?
Brooks, do you need specifics or can we just say using information to the...
Changing room?
That sounds good to be.
Is that a motion?
Motion.
I.
Second.
Is that a motion from you, Bill?
I'll make a motion to motion.
To accept the application, you'll be appropriate edits to just refer to the...
Yes.
Yes.
And further discussion?
All in favor?
Aye.
Anonymous.
Next thing would be the schedule.
We just got to make it a lot safer for myself too to get up and down.
Thank you.
Yeah.
And we're not saying...
No one's saying that a deck is impossible.
But if you want to go ahead with a deck,
then we need to go through certain procedures.
We can't say that it's...
We can either say that it's impossible
or we can say that it's absolutely guaranteed,
but that'll depend on what turns up at the public hearing, etc.
So it's always with 50 feet back from the road.
50 feet back from the road and...
back in the road and it's, what is it, 1205 feet from the lake.
I think that's the, that's the number that you're going to have to watch, at least according
to this, to this plan.
So we measure from the water and then we got, we got like 1304 feet, actually,
if he wanted to go from the road, so we're 50 feet back from the road.
If it's 134 feet to the edge of the deck, you won't need any,
you know, you're all set.
And the building inspect, you know, the building inspection, you know, the building inspectors
measure's measurement will, will, you know, that will, that will go.
Okay, well, that's good.
I can make it hard.
Yeah.
You know, if I do a small fact, I mean, I'll make sure it doesn't go beyond his
straight with his foot at 50 feet.
Do you not have the building inspector run?
So the building inspector runs the measure and take 1205 feet and that's 125 feet.
We go.
by him when somebody challenges it and but
that's what we're going off like the reference line elevation and not
not there's not the high not the flood elevation.
Yeah.
What's that?
All right.
And sidewalk?
We'll, um, went a good time for people.
Oh, first, uh, is, would next month be good for a public hearing for you?
That would be, I think, the fifth of August.
The fifth of August.
Yes.
No, for the, we need to have to approve the special exception, we have to have a public hearing.
Just notify the butters, give people an opportunity to say,
this is great.
Today is we're just, we're just looking at this application.
Make sure that's ready to go forward.
Sometimes we get an application that's, it's not, it's not incomplete.
The day before or the Monday before?
Does he need to decide what you want to or not, but do you need to be here for them?
You don't need to be.
but if questions come up, it's nice for people.
If you're representing Kevin, then you could speak.
I could, I would have to be very clear about what you,
you're picturing in your head to build, because I don't want to like,
if people ask questions about it, I don't want to be like, I don't know.
You'd also have to have a letter staying.
Oh, right.
Yeah.
Okay, well, we can talk about it.
I just, I know.
If I go 50 feedback, what was what I'm still going to be all right?
It's going to work out good.
And the checking room is all set to know that.
You said that's fine.
No, that's what the public hearing.
Yeah.
So, yeah.
What's good for you guys?
Yeah, I mean, if it's good for you, if you, if you're saying,
if you're going to come up on a fourth,
we can do the sidewalk on the floor so you're there.
Or we can do.
We can do it on the fifth if that's good for everybody.
Yeah, you don't have to come up once.
Yeah, either way.
So the meeting will be a 7 o'clock and a 5th done again?
Yeah, the sidewalk will be sometime in the afternoon.
So we can have a 5 o'clock or 6 o'clock.
Yeah, 4.
Yeah, give us time to get cleaned up before we come in here.
Okay.
Same day, August.
Is that okay for you?
Okay.
Okay.
Yeah, everything should work out pretty good.
So should we put in, there's no need to turn in the garage.
Just wait until they put the house in and put the variance in after.
So we'll want to put a deck on out.
Yeah, see what?
Because it'll save you the feed.
Yeah.
Right.
If I have a dock, I can sit on a dock and you can sit on a dock.
It's going to sit on a deck and sit down at that day and go out there.
Watching the time go in?
there's a whole other permit yeah yeah so yeah we do have somebody else here
I don't need to rush out the door but we have another person so you're all set me
any further questions oh good point and the check can be and the check can be
and the check can be payable to town of Bradford
like we just mentioned it with the doc like we have the doc permit going through the state right now is
Is there something else he has to do with the town?
I don't think we have anything on that.
I didn't think that. Okay, just make it sure.
Huh, I have a neighbor who just put in the dock and he said he had to go to the town for that, but I'm not sure.
Building Permit, yeah.
I think you need, I need that.
But I don't think you have to come to last.
Okay.
Right.
They told me you don't even need a permit for the docks of the dock.
just put it in a float dock if you're not going to put it into foundations.
Oh, well, I thought you were saying you,
the floating dock is not going to be right up against the shore probably.
Yeah, I'm not sure.
Anyway, that's, yeah, you should check.
That's not our bailiwick.
I'm not sure what all the, what the rules are.
Brand new checks.
Yeah, I just had these made up for you guys.
Yeah.
We're going to go through all of them.
way it looks uh we're trying to help you know let me see what you're
trying to help you. Let me see what you're going to put. Okay here we go.
So it's the first today is the first looks like a $130 to the town of Bradford
New Hampshire. Thank you for your patience. Yeah. So this is going to be for
Yeah, application for a special exception.
Thank you.
Once you make your note, though, if you want to make your note, though, if you want to read it already.
I just want to put the data on here.
This is the first.
You get things going, but things are moving a little bit lower right now.
Good.
All right.
Okay, next step.
Yeah, does there are a, I'm saying that right.
Thank you.
Good mic.
Yeah.
Okay. Let's see you on. Okay. Let's see you can watch that and what four o'clock and it's
yep. Okay. Yep. Yeah. I got that in my channel there. Wait, doesn't, don't we have to
notify him to? Yeah, we should.
Yeah. We're on to catch him.
Keep it for that, right?
Right. He said that they were all merged into one lot. Is that? No.
We're supposed to send something to the owner as well.
Oh, and it wasn't.
Right.
Do you need them?
Yes?
I'll ask that.
That's another $15.
Thank you.
Whoever caught that?
That you.
This is what ends when we don't have a secretary who's full-time
or dedicated.
Not dedicated.
Is this the appropriate?
Does this be appropriate if I said that I'm very happy to see you?
Sure.
We have to come back every year.
No.
Sorry about that.
We missed.
One of the laws that we have to follow is that we need a check
to send mailing to you, even though you
clearly you already know about it.
The owner has to be informed at the same time as the abutters.
the butters.
We'll need another 15.
$15?
Yeah.
$15 per me.
Okay.
Thank you.
All right.
Thank you, John.
Thank you.
Thank you.
We lost Laura, it looks like.
Okay.
Could it start.
Okay.
The out of the zero is wondering about
getting an extension of the special exception.
Is that not correct?
Yes.
Yes.
I'm all for it.
I think that's a, you know, you've had a ton of problems, issues coming up, and if you
still want to do it, I think, you know, we agreed before that this was a valid project and
that it meant the requirement, so I would say is it two years we can extend it for?
We can extend for any amount of time we want.
Well, I don't think we can extend it for over two years, I guess.
years.
We can do.
We can do.
Yes.
Yeah.
So that's my thoughts.
Anyone else?
Can you give us an update as to when you're at?
Absolutely.
So I submitted an application to the planning board about two months ago.
I think of .
At this point, I am still waiting for the state approval of the Regan bill, which was the
application is submitted in February.
As I submitted the application to the planning board, it turned out that the existing septic needs three assignments.
So this is a process, the correct task needs to be prepared for the application, the new application,
the new five cabins instead of two-bedroom house, has been submitted.
So I was told that it's expulsion for three weeks, and then after this, this new reassigned septic,
and the subject for the second phase for the 10 cabinets is going to be approved as the subdivision application is approved prior to that.
So at this point, I was thought it was going to take, it may take a month or five weeks, but with my experience,
how long it takes the state is very unpredictable.
So I mean, I...
Yeah, it expires.
in two days, right?
Yeah.
My missin is good.
Did you say that the scope of the project changed a little bit?
No, no, no.
Scope has not changed.
I was going to use the septic that existed on the lot already,
but the septic was designed for two benton.
Gotcha.
And I didn't know it had to be reassigned for five cabins.
Basically, the cabins will be dry cabins, no plumbing,
but there will be two bathrooms.
that people are using.
So it still has to be reassigned.
And, you know, the purpose has to be changed.
So it basically needed a new purpose and a new application.
So this is a process.
So basically, as soon as this is approved to go,
everything else is contained right now just waiting in the state.
And it's not the dredge and fill for the crossing of the boat.
My concern was just that we had some.
forward motion going on the project.
It sounds like we do.
You have someone working on the subject issue at this point?
I just got a message.
Email from my septic design
that has been submitted.
So it's in progress process.
Yeah, you've sent an email.
I mean, you, Brooke sent us an email about
about what was going on and would the forward it from the
sub-division the expenses like like yeah yeah I've got
I just like to put it out here if you hesitated to give me an extension
right are you making a motion
sure I'll make a motion to give you an extension
give you an extension for two years on the just in case
well we don't have to see you next to well we we have to vote on further
discussion yes no further discussion all in favor
I think that was unanimous for another two years yeah good
we'll see you in two years well we'll see you around us yeah yeah
Thank you very much.
Yeah, good luck.
Yeah, thank you.
All right.
So it comes in and it's a variance and
there's no activity performed at all
for one to two years.
Does that mean their variance is being redone?
Unless we give them an extension.
Okay.
Which is standard is two years.
It's two years, yeah.
So our zoning says one year but that's
one year but that's that's been overruled by the state law now is two years.
We should fix that in our zoning at some point.
Once we have a real another secretary.
Well, unfortunately it's going to go through the planning board
board.
Yeah.
I mean, if they're doing any changes to the zoning,
I think that would just know that and
there's probably some other
contradictions in there that could clean up.
New business.
Anything else that we need to cover?
Our next meeting will be on the fifth of artists.
And Nate won't be here.
You won't be here.
On the site walk, four o'clock at the Oakdale address.
Yep.
So you'll be on next month off.
Okay.
If you can make it.
I can leave it.
Good.
I'm not out until September 5 October time.
But I think I can meet that first meeting.
I'll second that.
All in favor?
All the meeting adjourned that.
If you want to.
I want to.
Yeah.
I want to stop every week here.
You definitely should because you'll be part of the board.
Yeah.
Okay.
They're open to the public in any case.
Pretty well marked out.
So we're in the area we're talking about a second.
Yes.
Is this right?
Yep.
