Planning Board Meeting 08 19 2026
The Planning Board accepted minutes from a November 19, 2025 meeting with administrative corrections following a voice vote. Board members addressed a lot line adjustment application, finding it incomplete but moving it forward with conditions. The applicant must submit an updated plan overlaying new lot lines on the original drainage and engineering sheets and add a note to the recorded plan stating infrastructure remains unchanged. A 7:45 PM public hearing for Tricknet Road was continued to a future date. Regarding staffing, the board acknowledged the temporary administrator’s contract ends in September with interviews for a replacement pending. A gravel pit inspection tour is scheduled for October 3, 2026, targeting White, Willard Brook, Willard Street, and Coropolis properties. A letter will be drafted for the Coropolis site regarding final closure requirements.

I think you've come to one of our meetings before, haven't you? >> I may have a long time ago. >> Okay. >> I'll stretch my leg. >> I think we all should do that. >> Yep. That I just said let's let's take five to seven to 10. >> Loosen up. So, our our um agenda, just so you know, has been adapted. We're not going to have um the um >> crook >> the crook thing. And I think I saw Mr. >> We're knocking out the thing. >> Yeah, the crook thing is going to they they called today and finally said no different. >> So, we have to do a motion for that. So, let's wrap this up tonight. >> That definitely uh takes quite a bit off the table though. The >> cro >> Did you see the pile? >> Everything. I just attached everything because I would get plans. I'd get a CHA review, their response, more plans, and I it just got to the point where it's very difficult to keep track. I didn't make it to but I wasn't getting the emails >> again. >> And I did bring I think I have you at planning board something, right? >> Yep. So I have >> this >> planning board 03071gmail.com. That's the one I've been using. >> Good. Okay. >> Yeah, that should work. >> And you're what I did is I just copy. >> You have a new updated sheet with the email in it. So, she has the correct one now. >> I gave her this one. >> Can I get a copy of that sheet? >> Yep. >> With everyone's >> I could use a copy too with everybody >> if it changes. >> I thought she sent Didn't you send it out? I did a while, but I'll send you just I'm just not going to sit down and get back up again. >> I'll I'll send you >> You probably don't get much of a chance to sit. [laughter] >> I need a mouse for this laptop. >> Well, here there happens to be one right here. >> I don't know if that works on yours, but there's one sitting right here. >> I have another hole. I don't have a hole. I can't. >> You need a I found it. >> All right. You ready? >> All right. Let's rock. [clears throat] >> I pledge algiance to the flag of the United States of America and to the republic for it stands. One nation under God, indivisible, with liberty and justice for all. All right. Is it too bright for you? >> Oh, that's what's different. I'm like, why does it look so dark outside and so not so dark? >> All right. We don't have to totally be under the spotlight. >> Okay. So, um, let's start with roll call. I know we did roll call before, but we had the prior meeting was a work session, so we're now officially in a separate meeting. So Diane Nisley >> here, Aaron Bertram >> here, >> Timmy Roy >> here, Lou Alvarez >> Daily President, Josh Mahon >> Bruce Rutsula >> and Cammy Sam >> here. >> And with us we have and I have already forgotten your name. I'm so sorry. >> Oh, my name is Janette Bak. >> Janette >> Citizen Bakas. >> Bakas. Okay. Kenny Leman, >> Sandra Leman, and James Roa. >> Right. >> John Roi. >> Roi. John. >> You know, you know what, Mr. Broki, at least I'm consistent, but it's not in a good way sometimes. [laughter] All right. Um Okay. Uh we are going to do a little bit of rearranging. Um our first um site plan review for Oh, no. You guys were first at 7:15. Sorry. Our 7:45 uh hearing has been um they've requested a continuence. So, our agenda should be a little bit shorter today. >> Oh, little bit more petite. >> That was who? >> Uh, that was Crook um Tricknet Road. >> Okay. Oh, Tricknet. Yep. >> Yep. Um they have some outstanding stuff and we'll we'll have that motion later on. Josh has instructions to beat me over the head if I forget. Um but let's uh why don't we dive right in since we got a little late start with the break between meetings. Why don't we um start with the lot line adjustment and then we'll do minutes and updates and stuff like that. Any objections? All right. Uh Christy was sick today. That's where Christie is just so we officially are um she let us know she would not be here. So, all right. So, um thank you Thank you. >> So, Mr. Rookie, the floor is yours. Uh, so we're here this evening to talk about a couple adjustments that we wanted to make to the lots. Um, as you remember, we went through uh a lot of the information on, you know, the all the roadways. We got all the the AOT permits. We have the drive driveway permits, wetland permits. Uh I think one of them are both of them actually built. Yeah. >> Two two one drive is built. >> One road one driveway is completely built. Which one? The one next to the fire pond >> and the fire. No, the one furthest and the fire pond's built. >> Okay. So >> the one that's off the sheet. >> Oh, okay. Oh, yeah. The one over here. Yes. Okay. Got it. Uh so so the lots that we're dealing with are right here. There's a couple extra lots down over here where the roadway is already built. Uh what we're proposing to do, you can see we did a little color code thing for tonight on your handouts. So the red line is the old lot line and green is what we're adjusting. So these four lots are very straightforward. I mean, it's just barely barely adjusting the line just to kind of get even out the acreages, give it give it it what we were thinking we needed for those. And then this one is the one that changes a little bit more. Um, we're taking a little bit more land away from the the large lot that's just way oversized, but we're removing the lot line here and having this lot go all the way like basically a long a long lot. And then this one has the remaining acreage that that was left over after we did that. um the roadway, the driveways, the driveway, the detention pond, like all the engineering, all the AOT permits, like everything we had, the number of the number of units, like everything stays the same as what it was when we when we had our original meetings with you. Uh so, engine, we got we got the review letter uh I think Monday, Monday. That was the first time I saw it anyway. But there was uh he was going into some of the stuff on the engineering and double check to like just make sure that it all is okay that nothing changed and it and it doesn't. Um that's why we did the color coded thing. So you can see that nothing nothing in these areas that uh we're adjusting are really going to affect the easements. The easements kind of stay the same. The lots all kind of stay the same except for this one gets a decent amount bigger. So, I'll give some context why we're requesting this change because it seems really silly and don't know why. >> Um, so the town seems like they've been pro let's get some more rentals in town has been the >> the mindset of the board. >> Tax laws have changed where they brought bonus depreciation back for people that are building rentals. and your zoning ordinances call out 30,000 square feet per unit when you're to build rental type scenarios. So a 2acre lot you can fit like 2.89 units or something like that. >> But if you go 2.1 acres all of a sudden a three unit would be allowed acreage on that. So to because without that context it seems really silly why you're moving a line 20 or 30 feet. Um, but we wanted to have and we're not saying we're for sure doing that. We just want the option to be able to potentially pursue that. And when they're two units on a lot, the the numbers don't make sense from a build and rent um scenario. But when there's three units on a lot, they do make sense in a a build and rent scenario. So, that's a little context between the [clears throat] lines moving 20 or 30 feet. I know it seems really silly without that context. So, >> but that that little extra that that's all it took. That's all it would take is just that little extra on these two lots and these two lots would would be big enough. And the ones in the back were already definitely big enough. So, taking away just a little bit doesn't affect them. And this lot was huge. So, we actually just made it go all the way right down the easement line. So, it doesn't really take away anything buildable on that lot. So we just that's that's the reason for the lines in the way. What would six acres actually do? Like possibility for multi-unit like >> Um well it be I can do the math real quick. >> But that was the idea of making it six is that it's potentially >> 30. >> So technically that would be enough for 8.7 units in your current math of 30,000 square ft per unit. >> But that's not automatic. >> No. No. You you would still need to go I think Multif family requires a ZBA >> ZBA and site plan >> and a site plan review. Yeah. >> But step one would be making sure the lot was big enough to to do that because obviously if you're coming to propose a threeunit and it only meets 2.8 on your your map, then you're already out. So >> So this is only step one of that potentially happening. >> And right now they right now they own everything. They own all those lots. like somebody hasn't built a house on the back lot yet. So that >> over here we left those alone because there's >> Yeah, just to clarify, Ella Drive, the four lots on Ella Drive, they're not even shown on this map because those stay exactly the same. The plan is two of those are built and sold. The other two will get built and sold. So nothing changes with those. We're only kind of addressing the Baylor Drive. >> Um >> high level high level. [laughter] >> I think this is high. My question is if there were to be a site plan of view and they say we're going to put eight lots on this one location here, >> eight units. >> Eight units. Um >> do if they were to do a peace meal instead of saying, "Okay, we want to do eight and three and three and whatever else we want to do." Um, does that give us enough information to to review that? Meaning, um, you know, like there's these lots behind like if those turn into threes and those turn into like does that affect the units on the driver? Like I don't know, maybe it's all still compliant, but I'm just saying if it's done peace meal, does it make it hard for us to actually review? you know, this is this is it's an interesting dialogue um that >> I'm not sure that there's a perfect answer, right? >> So, we process we've seen people do a subdivision and then subdivide another chunk after, right? And so sequencing is always kind of an issue. It feels funny to be coming back like it's maybe it's been two years technically, right? >> So, it's been a while. It feels like yesterday. >> It does, doesn't it? So, um, you know, I think one of the questions that got raised was, is this truly a lot line adjustment? And it definitely wasn't an easy one to read. So, I'm really glad we did have a review because it was I mean, I looked at this for a while saying, "What the heck were you trying to do?" That's why we printed the color code so you can see exactly >> the red lines are the old lines and the green ones are the new ones so that it's like super >> transparent for everybody to see what's >> because we I know we've had that issue before where it's like is this creating a new lot sort of deal. Well, and and and the other thing is that we this is a subdivision, but I don't believe any of the the only the people who share a driveway have any kind of a link to each other. Right? So, if this was a subdivision with an HOA, then everything you could once you start selling, if it's one phase, once you start selling, you can't change. If it's single resident, then it's single resident, right? If there's two phases, there's some thought in the state that you can when you go into phase two, you can change things, but what you sold to people, you have to give them, right? So, if you promise 12 homeowners >> the same thing, you can't change six in. >> Mhm. >> Okay. But this isn't that case. It's it's all independent. each each of these at most you could say each of these roads would be um they would be getting into remember we had the discussion about if you have a shared driveway and you have three homes on each of them now you've got 12 people feeding onto a driveway regulation is not necessarily clear >> right but they're they're doing it by shared driveway so again I'm not so sure that it's all that bad right >> the way we stumbled upon this was we kind of when that bonus depreciation came out We looked at the town's regulations of well you're allowed a single family with two ADUs. So we started exploring well we ran the numbers on that and we're like wow the numbers actually work but then the primary unit needs to be the owner. So we're like well that doesn't work. So then we're like, well, what's the multif family regulations? Because we know three units can make sense in a new build scenario. And that's where we kind of stumbled across the 30,000 square ft per unit. And we're like, okay, well, we missed the third unit by literally that much. [laughter] So >> because we weren't thinking about that at the time, >> and that wasn't that wasn't the thought process. Without the bonus depreciation that passed, there's no way to possibly build these and have them make sense. But >> laws change and laws, you know, that makes it more pro building and rent. So, here we are. >> So, but my question though is we tell people that they can come in with an amended plan uh for their subdivision application. Mhm. >> What are we doing? Are we amending a subdivision or are we adjusting a lot line? >> So, that's one of the things that the engineer brought up is were the appropriate fees paid? >> We're affecting like six of the lots or whatever. >> Right. So, that's a question that came up as we go through. >> Um I I don't think it's really what I think if I can pose this to the board, I would say, let's look at completeness >> and then let's have that discussion about fees. I don't want to blend the two if we don't have to if >> it's just a few question then >> well figure that out >> I think if again let's look at completeness first and then we can always move into that dialogue separate but I don't want to muddy it if we don't have to discuss >> okay all right any other highle questions >> I can bring up a quick thing y so we >> we just got the response from the engineer Monday Nikki who is our office lady who's phenomenal. She's on vacation this week. So, a lot of the comments were impossible to address before tonight's meeting. So, we did prepare some waiverss just in that effort >> completeness waver >> completeness waivers just in the effort that if there's minor things that are preventing us from kind of hearing this tonight, we can request waivers. But then still, if this is moving forward, you know, conditions can be put on to apply things that make sense. But we feel like some of his list was a little bit um too thorough for the scope, but some of his >> Why don't we go through that and see what's what we what's left before you guys go inundating us with waiverss we may not require. >> No. So, so Barry going in under his completeness application completeness. >> How about you let us do that? >> Yeah, let let them run. I'll let you do it. I'll answer questions for you. >> All right. >> How about that? >> Deal. >> All right. So, uh, it would help if I pull up the CHA thing, wouldn't it? >> Oh, let me see if I have paper copies. I might have paper copies, too. >> I because I think I can pull up mine. >> Yep, I got it. Okay. So, um from a from the engineer perspective, they said, "Hey, that there's a whole lot that that doesn't appear to be here, but let's go through where they are. The um application classification fees, I think let's defer that one just for right now until we get to the end of the other discussion." >> Right. Yeah. >> Okay. [snorts] Um the abutter notification list. >> Okay. Check. Uh DATM benchmark. That one is probably still outanding. >> Three and four. Y >> the data benchmark and the well and protective radi it was absolutely on the plan that was shown to you before and reported >> and for some reason it the layer isn't turned on like on the I know I know exactly what happened with the benchmark the benchmark was sitting right here in front of the other lots >> So when they did this it it just didn't show up on this plan. So the old benchmark is like right over here. We can absolutely put a new benchmark on there. and uh the well radiuses. I don't know why they're not turned on, but they aren't. So, very straightforward, those two items. I did put together a waiver letter that said for completeness only. We'll we're definitely going to put them on there. It's no that's absolutely something we're going to it should be there and we'll have that. >> Okay, put that in front of you. >> So, all right, [laughter] >> those two items are very straightforward and very easy and I have a waiver letter for those two just ready to go for completeness so we can talk about the application. Um, excuse me for one second. All right. Um, electric cable and utility easements. Uh, please show the proposed electrical service connection to each slot and any utility route or easement needed uh where the service crosses another parcel or common driveway. So, we don't have any engineering plans because we're doing lot line adjustment. So, all of that all of that stuff would show up on the the engineering plan, which I think I think we maybe even did have it on the original, but the underground the underground goes right down the driveway and splits off to each lot as it goes. So, the easement is in place for the electrical and and all those easements are already recorded. So, I think I think we have that by virtue of the prior subdivision being done. >> Did you bring a copy of that? >> I don't I don't have >> a copy of the the old subdiv the site plan. >> So, >> so here's my next letter that I wrote. >> Well, >> no, no, just just so this is fine for this will be fine for all the next things we're talking about. I said for completeness only so we can talk about the subdivision. We request the following big blank area. So like if you guys say absolutely we need that to talk about it. I can I'll I can say for completeness only we'll bring you the electrical easement layout at the next meeting. >> So you want to cover which ones with that? Which idea? >> It could be any one of five 6 7 8 9 10. I mean it goes on and on. So, >> I I had no idea how I that that's why I just want to make sure on the completeness that we can at least talk about things tonight and that I I wrote one that I can just instead of having to hand write out a whole waiver request, >> I wrote the top and the bottom of it and we can add in whatever in the middle just just to have a meeting tonight in general. >> Tammy's going to get the Tammy's going to get the last set of plans. >> Okay. That way we can at least say here's here it is and that way we can easily say the waiver is good, you know. >> So, um >> yeah, because on the driveway details and cross-sections, I'm pretty sure a majority of what he's asking about is on the the recorded subdivision. >> So, the question that I have that I didn't see was the covert crossing on um on Baylor. there wouldn't be a you wouldn't see that on the subdivision >> But that's why I'm asking. So when they talk about drainage and stuff without having that information um >> none of that stuff changed. >> I think >> that that's that's kind of our point like the the >> Do you have the big one? Yeah. >> Oh gosh. Well, and I think the big one had the big plans. Oh, wait. Here. Give this to Mr. Roi so he can tell us what page which one it's on. I would step back a few steps though to to what I think he's he's going to be saying next, which is >> there's a lot of comments in here that are kind of referring to I would say the merits of the subdivision to some extent. Um I I don't know that that's really what we're doing and except for where I mean maybe where this one lot is being made that much larger like oh if they go back but they can't build in that anyway that's an easement. Um, so I don't know. It seems like anything that's relating to things that are covered by the subdivision plan. I just I don't know what changed. >> So the question is what do we need to hear to do a good job with the hearing? Right. >> I don't know that we need five, six, maybe seven. Mhm. >> But I don't know how we can do anything without a drainage plan because there were some significant drainage and culverts and wetland crossings. >> Exactly. >> They they shouldn't have changed, but we don't have we don't have anything on that. So if we say I don't want to go through tonight and not say we're at least going to need this on the new plans, it should just be an overlay that's added on if they already have it and it hasn't changed. Yeah, none of the infrastructure that's proposed on the original subdivision is changing. The only thing that's changing is >> the area to the green. >> And again, that's how do we know that, right? We only have the plaque. We don't have that. So, if you want to just submit that same sheet again and say this is our drainage and erosion. >> Oh, you mean you So, you mean take the my engineering plan and just have the show the new lot lines in red on here saying these are the lot lines and all the infrastructure stays exactly the same. >> I think that's what I'm hearing >> cuz what what you're saying otherwise this would be the latest approved plan >> and there would be no drainage included with this >> with a note unless you put the note on it >> and again it should just be we should just be able to get another sheet that says and this is what goes with it. >> Yeah, we certainly can add this sheet >> into the lot line adjustment. So I I think that would be I don't and I don't want to leave and say yeah it's good and we can call it complete and the next time we say where's the plan and they don't have it now they'll have the ability to have the plan and we can get through completeness right >> um >> yeah no >> I yeah I think I think going from a a lot line adjustment for doing just the lot line adjustment doesn't doesn't uh won't affect the drainage. This lot line adjustment won't affect the drainage, but I do get the fact that that if this is the latest plan and this is the only plan that's submitted on the lot line adjustment and then was there's no drainage included here. >> You go, >> and I'm not advocating that we say it's not complete. I think we just say and we want you to have this for the for the >> the design component. That's all. I'm not saying we we necessarily don't go forward. Just that >> and I think it almost could even be handled as a note on the plan saying that >> this is strictly for a lot line adjustment plan. All other drainage on original subdivision recorded such and such is applies. >> Yeah, that's kind of what I was thinking is that this is a very limited scope. This is just the lines change. You look at this, you're like, "What's up with this subdivision?" I'm like, "Uh oh, we have to reference back to the actual subdivision." >> Then I would probably say we want a note on the plan that is explicit on that. >> Mhm. Good. >> Yeah. So, what I can do is I can I can produce a new plan because uh on on the original these four lots are no longer part of it. So, I would produce a sheet just like this, an overall drainage grading. It would show the infrastructure exactly the same way as it as it was and approved and AOT and like all of our things and just show like a little lot here's where the lot line adjustments are on this plan and then on the sub on the lot line adjustment that would be recorded that SNH should prepare there'll be notes saying the infrastructure all remains the same infrastructure easements crossings all that stuff remains the same as the approval given and recorded on XYZ Okay. But you guys will have something in your file showing the the all the you know the drainage pro all the drainage and roads and grading with the with the new lot lines on it. So you know that this is the backup. They prove that nothing else changed and then there's a note on the recorded plan that doesn't show none of that stuff shows up on the recorded plans anyway. >> So then you have a note on there saying all the all other things stayed the Um we do though if there's a chance that there could be more earth disturbance that's going to be >> we don't we don't know that yet >> that would be handled under >> hearing. So if we do multif family we first got to go to ZBA >> and then we got to come to you with a site plan and that's where that would be handled. Okay. >> Um, right now all we're doing is taking lines and going like this >> because So, yeah, cuz on a site plan review, um, you would chose the lot and you chose the drain in parking, showing >> that would be okay. How many units or parking spaces per unit? Where's the water going? How are you controlling the water? That's all handled >> on a lot by lot basis. If there was multiple >> Exactly. Because if it's like, you know, eight units in a big parking lot, well, maybe that needs a spot like three units and six spots. Well, it's a lot lower scale. So, the drainage associated that with that might just be a little spreader bar or something like that. So, >> that would be a case byase basis. >> So, what we have been doing if we look at number nine, I think you're you're good. We're good for five, six, seven, eight. >> Before you move to that, sorry. Would that mean all of those would be under condition which would be adding note to this SNH plan as well as adding the lot lines to the original >> Yeah. to the original plan. >> Yeah. Yep. >> And the drainage and drainage and limits of disturbance and road control are definitely that'll you'll definitely have that when we put it on this plan. So you'll you'll automatically get eight and nine if I produce an updated plan with the new outlines with this. >> What is that plan? Sorry, what's the name of that? Oh, what's that? >> Oh, this drainage. >> This is our original drainage. >> Yeah. What's the title of it? He's he's making a condition for you >> or he's making an approval for you. >> 18. >> Yeah, I'll just >> It's over. >> It's going to be layout and grading. Layout >> the layout and grading plan. one >> the overall overall layout >> one of eight >> of 18 >> one of 18 >> I'll update that for just the lots that are deal >> so one of the things that we have been doing to with this when people don't know how much land they're going to disturb is that we set a half an acre and if it's more than half an acre then you need to come amend your plan >> yeah well we'd be coming anyways before you >> yeah if you do that >> right we do anything but single family, we got to come specifically for it. >> Right. But what we've been doing when people say we don't know how much land we're going to need to disturb and they can't set limits of disturbance is we've been saying you got a half an acre. If you go bigger than that then you need to come back to us >> which we probably already did originally. >> I don't think we started it yet. I think we started it after. >> Yeah. Because otherwise we need some limits of clearing somewhere. >> Well, that's about what it is. But if you were to build like So is that a per lot basis? Yeah. >> Yeah. That's a per lot. So what happened was we started having people say, "Hey, maybe we clear it all, maybe we clear none of it." Well, if you clear it all, the drainage changes from we clear a half an acre. Right. And so we've been saying, "Hey, >> you've got a half an acre. If you're going to disturb more than that, then you have to come back with a with a >> What happens if people have animals and want to put a twoacre pasture in?" Again, we're trying to live within the limits of not requiring everybody who says we want some latitude >> to say we're going to give you some latitude, but the latitude is if you go above this, just bring it in. Well, if they knew about that in advance, they would just say >> clear >> on disturbance for building driveway septic, you know, normal construction for me as the builder, but I would never want to place a halfacre disturbance on any of these lots being in rural America where somebody might want a horse. >> It is not it is not a permanent thing. It's saying you for this, you don't know the limits of disturbance. If you have a 2acre lot, we can't just say take two acres, go up the hill, which the back of this property has a hill, and clear it all and have no ramifications. We The difference in drainage and storm water management between a half an acre on a steep slope and two acres on a steep slope is huge. >> Okay. So, how can we give you some freedom? Now, if you want more, that's fine. But then your erosion control, >> as long as there's an agriculture exemption, then I don't really care. But somebody that like >> it it's not permanent. It's just for the building. >> Are you going to disturb while you're building this home more than half an acre? >> Point being if they later clear it, there's we don't have any mechanisms, so we'll get they do. But >> yeah. >> As long as somebody wants a pony in their backyard, you guys aren't coming after. >> No, we're not. >> Not our other other people. >> Yeah. Maybe the neighbor will cause >> you're you're kind of protected on the back end in another way too with alteration of terrain. Like if you you can't just go and clear and stump and grub two acres. You well >> unless >> you can but >> unless it's um agriculture then you >> No, you even with agriculture you still need the AOT if you just don't >> interesting. >> And just for an FYI because it may come up for you guys in the future. >> Um I talked to the folks at dees about the new that they're not necessarily going to review applications up to 150. Y >> and so what we're going to do is unless the state says they're going to review it. We're going to make that part of the CHA review. >> If it's less than because they're saying we may not look at it, we may have a reason to look at it, but if not, then CHA will be >> Is that your third party engineer? Yeah. >> Yeah. I think he's a little excessive for a small town in my opinion. >> Well, and he wasn't around for this. I don't think he wasn't around for the first go, so he doesn't have >> uh wrench. I think they're at a range. The office >> No, his office is at a >> Keen. You can't get anybody on the phone. I tried to call him to just have a quick discussion about his letter. Impossible to reach. I've tried many times. >> Well, but yeah, unless you're somebody like you, nobody gets an engineer on the phone. >> If you guys want to go, >> Unless he's >> on your payroll, then you don't get engineers. If you want to go more than half an acre, just the drainage and stuff has to be consistent with it, which you've already have a a storm water management plan, I believe. So, as long as you're not changing any of your grades, I don't think this is going to be that big of a deal. Just that's how we've been handling things just for the future. So, you have that in your in your knowledge. >> That's about the average disturbance. I do think like parameter-wise a half acre is probably a little restrictive because if you get something that has a slightly longer driveway like my personal two cents as a builder would be capping it at like 3/4 would like encompass 95% of your builds. When you cap it at a half acre, that probably encompasses like 60% of your build and it requires a lot more red tape. But >> that threshold is the red tape threshold, right? Because it means we have to start requiring more >> per our own rigs. >> I do think 3/4 an acre is not that big. >> Just don't push the limits. >> Depends. My answer is if you use it, you lose it. My opinion as a builder is that's a little restrictive. >> Yeah. Which it can be drawn on. >> So is that in the actual regulation or >> Yeah. It's any more than half an acre disturb requires submission of of soil erosion and sediment control plan. So you can have more. It's just that we we've heard from people we want to minimize our our costs. >> And so how do you how do you do that without shortch changing the public and people's hillsides washing away? And on a subdivision, you have the erosion control plan anyway. So you just say we're clearing 3/4 of an acre. >> You've already and nothing changes slopes and you're good. >> Yeah. In a subdivision, you can do whatever you need to do. >> All right. Um, so we're through number nine. 10 was dees subdivision. Why is lot 26 pending? I thought that it had been approved. >> No, when you when you change when you make an adjustment to them though, then it changes the areas. And I think I think that's why they do that. They need an up they need an updated approval for one of them >> and I think we could condition that if we need to. All right. >> Back lot access. >> What do you got on this one Mr. Rookie? >> I >> actually I think we're getting he's going. So when he goes into the land use and the zoning like 11 12 >> now we're in design that's all >> design right? >> That's all the design items that nothing's changing on. >> Okay. So let's go with for completeness. If we go with completeness, do we have enough information to hear this? I think that's the fundamental question. I have an odd question. I have an odd question because we've had so many questions come in across our desk lately on land use topics. Um, somewhere along the way I had a chance to look at the pine birch covenants and the notes on this. I didn't notice it two years ago, but I did notice that the pine birch covenants for that include the the lot that you started with said that the the lot should not be smaller than five acres and they would not be further subdividable. What's Pine Birch? >> Pine Birch is the subdivision that extends across Toby Highway [clears throat] more towards >> towards Nich. >> It goes on both sides. >> Losing that loss in that subdivision. >> Y >> it origin the original covenant said five acre minimums and couldn't be further subdivided. Now we have we are over that bridge. Um, however, I just wanted to bring it to everybody's attention that I think we may have to consider that in the future. Um, you're just doing lot line adjustments. We've already approved this >> Um, not having that knowledge was um, we just didn't have it. Now, how we missed it, I'm not exactly sure because it should have been listed as some type of a restriction somewhere. It's been written since day one. >> I know, but I don't know how that never came. >> I thought it was dissolved. >> But it's it says even if the the land is sold or foreclosed upon, it still continues. My recall I haven't gone back and read it in depth. >> So it is. >> Yeah. So I think it's one of those things that I'm not going to say we don't I don't want us to undo what we did because it was done two years ago, right? We can only go forward with what we know. Um, but I do want to bring that up [clears throat] just as FYI. >> The good news is with this chain bloodline adjustment, >> you're more compliant. >> We're making it more comp. [laughter] >> I have that on my >> No, there's a term the term is less non-compliant. >> That's I like that. >> Yeah, >> lots are slightly bigger. >> All right. So, um, so that explains um, so that's 1011 is is compliance. So completeness, do we have the information with a caveat for what to bring for design for our next discussion to hear this application? >> Yeah, I think so. I think with we do have to nail down what we would be requiring for a note and the added note what that language should. >> So I I think that we could we could certainly do that. That way they're prepped for the for the next meeting. But I also think we're going to have to hear and they they will have a chance to bring it to the next one. But yeah, we should do you want to take a stab at that or do you want us to give you official language as part of our motion? >> Or do you want to Yeah. Can we just make the motion for completeness knowing that there will be a note added? >> that's going to be an eventual condition on an approval. Right. >> Correct. >> We don't need that. We need him to know. >> Well, we may it may not need to be a condition because we're make a revision where the know it's going to be on there already >> when we come back the next time. So, >> but for to be able to continue for completeness, we would need >> I don't even think I >> Yeah, I don't know if it's we may need to be able to say it's completeness with the recommendation that this information be added for the design. >> Yeah, you you can make a motion that says we we it's complete with the with the recommended, you know, items from >> the engineers. I mean, I think recommendation anyway. >> And I would I would put the Y in there. Maybe >> I think that's where you were headed, Diane. The Y is because it's not changing, but we that that the minutes will reflect that. >> The information is simply needs to be overlaid on what is. So, >> so it's a language, >> right? Make a motion to accept the lock on adjustment. Uh, >> tax map 15A. Oh yeah. >> Yeah. Tax map 15A as complete with the following recommendations to add add a note on the SNH lot line adjustment plan stating the uh or referencing the erosion erosion and I guess what >> erosion grading >> datim benchmark wells. How about items three through >> three through nine? >> Items three through nine are on the >> the uh layout and grading plan one of 18. >> Is there a second? >> Second. >> Any comments? >> You ready to vote? >> Yes. >> All right. All those in favor of approving the application is complete with the recommendations, please say I. I. >> I. >> All those opposed. >> Any abstensions? >> All right. Fantastic. All right. Um, any public comment? Let's uh dive into some public comment just because I know we we've got visitors. So, nothing from you. Lou, you got anything? >> No. I was just wondering about the um water flow because my property is up gradient and um you know obviously there's going to be during heavy rain events um a lot of water flowing down onto that subdivision. So my understanding is from what we discussed nothing's going to change but we should have plans that will be in your in uh posted on the agenda for our next meeting which is uh well hold on let's wait and discuss the witches. Let me let me just check something quick. He's where which way on Toby Highway are you from this from the subdivision? Are you to the like to the right which would be the north? >> I think he's down the power lines. He's down the power. >> Oh, on the other side of to Okay. >> No, the other side of the hill from >> behind you. >> Behind you? Yeah. >> He's back here. >> He's skinny. >> Oh, got it. Okay. >> He's on He's on a skinny cat. >> Yeah. Oh, yeah. Our water is all going off. >> His his account. Yeah. >> Yeah. His stuff Your your water even though [clears throat] even though it's coming on ours, we have an AOT permit and we already accounted for all of your water coming onto our property and nothing that we're doing with this adjustment changes that. So, >> so we should be okay with that. >> Lou, I were you on the board the last time we heard this. Do you have those plans? >> Um, yeah, that was a long time ago. I do remember that. Um, and the reason why I was just wondering about this whole issue was regarding the um that whole generally area tends to be wet. If you remember the person who um had the cow farm at uh Temple Mountain Beef, he said, "Ah, yeah, that area is pretty wet just because of the gradient of the profit of the land." >> And that's what that's what we were wondering about, you know, not to think that these lots should be put together in such a way that they can get um saturated during heavy rains. >> Yeah, certainly. Um high water take into consideration with all the construction. You know, fabric under the driveways, elevated sights, um water management, things that you'd need to do with a a higher water table is all being taken into account. >> All right. Anything else, Luke? >> No, thank you. >> All right. So, um Mr. Can we just continue down the CHA comments? so that we know what to expect for next time. >> So number number 10 may wind up being a condition of approval by the sounds. >> Yeah, I would think I would think 10 should be because that's just getting de subdivision approval. You either get it or you don't. I mean, we need we need to have it no matter what. So we'll we'll definitely have >> Which one is six? >> Which one is what? >> Lot six. this one back lot here. So, lot 26. Let's see. >> Lot six is that one. Yes. >> And why does that change? Just because the amount >> we're taking we're taking a little bit. We're taking a little bit of land from >> Okay. All right. >> Right here. We're taking a little bit from that one. >> Okay. I don't think 12 the shared driveway agreements won't change except for the numbers. Although no, they will change. The shared driveway agreement will change because there's one less lot, right? >> No. >> Oh, no. There is >> exact same number of lots. >> Okay, good. Then we're good there. >> Um, will you just resubmit that so we have a complete file? >> Uh, snow storage. >> Snow storage won't change. >> Uh, turnaround. >> Turn around emergency access won't change. >> Okay. Um, do permit >> won't change because our access points are exactly the same. >> Okay. and easement documents shouldn't need to change. >> Yep. Yeah. A lot of that a lot of that all stays the same. The size of the lots doesn't affect any of those things necessary. >> I think number 17, the drainage overlay will help clarify that, won't it? >> Yeah. Yeah. I mean, it'll be it'll you'll see exactly the same plan like the the engineering and layout of the driveways, everything the all the crossings, the detention ponds, everything is exactly the same. and the drainage and fire pond easements, all that stays exactly the same. Those those areas aren't affected at all. Go ahead. >> That fire pond is fully installed and active, just so you guys are aware. >> We do not have that report yet, I don't believe. Do we? >> So, the one right there by the road. >> Yeah. We need a we need a official okie dokie on that. >> Um because that was supposed to be done. >> Fire chief or who would that come from? >> Yeah, fire chief. And then we will probably want to check it again towards the end um to make sure it's still holding appropriately. Um that was I think we deferred that a little bit because of the winter weather when you finished the first house, but now that the second one's in, I was it was on my plan to ask. >> Yeah, the only thing that needed changing recently was they I think accidentally put a 5 in and it was supposed to be a 6 inch. So that was changed out maybe a month or two ago and Pete was aware that change was made. So, >> okay. >> As far as I know, it's fully operational now. >> All right. And I think the other thing I would recommend is between now and the next hearing that people at least drive by the new Ella. >> Ella is the new one. >> Any fish in the pond? >> Not yet, but we probably should put some in there. It's deep enough. >> It's beautiful. >> It came out nice. It actually would be skating >> ring hockey. >> I just thought I'd have a place for the grandkids to go large. LA. >> Uh, >> all right. Um, all right. Let's see here. >> And yeah, we haven't requested any waivers. We we at the time you wrote this letter, we did we didn't have any waivers, but we'll figure we'll figure out if there's anything that we need at all, but it doesn't seem like there's going to need to be anything. >> Are all of the addresses going to be on the driveway names and not on Toby Highway? >> Correct. Yes. Um, thank you for coming. >> Y, thanks J. >> You're welcome. And thank you. >> Sweet. >> Anybody got anything else or are we good for our next meeting? We have to do cost. So, we got to go back to number one on the CHA report, which was, is this a lot line adjustment versus a something more interesting with six lots? I think the good news is this is a case of where it wasn't just one line swinging and and I get that, but I also think this is the reason why we didn't just say all lot line adjustments don't need to be reviewed because it it would have taken us I don't know if anybody could see it on the first pass and I really appreciate the red green line version. Um >> So on just on our end, we we have a number of lots that we created before and are recorded and it's exactly the same number of lots. We're not changing. So when you say subdivision, like that means you should be creating something. So we're not creating any new lots. All we're doing is changing areas. So that's why I guess on our end we think builds a sub a lot line adjustment. But I don't know if your regulations account for multiple lots changing at the same time. >> This one was easy relatively if because not much has changed, right? Y >> but Kenny, if I remember right, we've done like the crazy one at the end of West >> where I live. Yeah, that was a little wild. >> Yeah, that one was wild >> because there are three lots involved. >> Yeah. And it was like wetland this and go that and Yeah. So I think the goal was to say some of these things are complex, some of these are easier. Moving a sliver, I think we can with color pictures and no changes in what we're seeing, that's easier for us. Yep. >> But if this had spent if we would have needed to spend a ton of time on this application, that's where I think it could be confusing. So, I would not necessarily advocate for a change in the fees on this one unless somebody else objects. >> No, I think I think given the the fact that we are we are trying as a town and it and it looks like the appetite of the town is to get more rental properties and and being able to have more um housing. Then if if really this the only change here is that it makes it it allows for three for multif family and that's really the what it seems like the town's pushing for. So you'd say it would be hard to say yes that's what the town's pushing for and here's a fee to get there. It's like >> get out of jail free. >> So well now but here's the price of admission. Here's the price of admission. How can we word things better in our application so that we can understand the extent the difference between the easy Toby Highway lot adjustment and the more challenging one that took multiple hearings, right? How can we how can we word that to be as fair as possible to the to the applicants? >> A couple of those items were unexpected. We had one guy come out of the B woodwork claiming he owned some of that land and then we had a HOA president that was hellbent on me not building there. So that was a very unique scenario >> and and so that's what I'm how do we how do we set this or do we do this on a case >> by case >> that would solve the problem >> right but [laughter] so do we then so today if we take case by case and we say they paid the lot line adjustment fee would you have been comfortable then saying I think we need to change this if it was a more challenging case like is it better that we give people a heads up ahead of time or change and I don't want to squabble about how much effort it is. >> No, I think I think you did you you covered either way because you we made the application fee and we did the third party review. We had to pay the third party view. So if you guys got an application and you're like, "Oh my god, we need a third party view." Then that that that's the extra knowledge that you guys need. >> Everybody okay with that? But that would mean we would have this meeting this >> if something came in and it's so just exceedingly simple that you wouldn't even send it to third party view then it's obviously a lot line adjustment. But if it's a lot line adjustment then you need you feel like you need a little extra then you send it to him and you get it and you're still under a lot line adjustment. Yeah, we have said right now all lot line adjustments the assumption is they're all going to review unless somebody specifically says that it's so easy and then we'll look at it under that guise. >> Yeah. I think the downside of the >> we haven't seen >> could be the downside of it would be yeah everybody >> would feel like their lot lighting adjustment is easy right >> so then you'd be in a meeting saying no this isn't easy we are not able to handle it and how that goes in the middle of a meeting >> may lose time too >> right no I know but and that would be >> you sitting in sitting here listening to the board say ah we can't we're not going to be able to get through this is going to be doubly painful once that happen, you know. So, I think I think >> there would be pressure right there to try to >> work through issues that you might not really feel comfortable working through, too. And I'm not saying that that we don't self-perform more. I don't you know, >> the last time we tried to do like two two lines, it took us like 50 minutes to go through the checklist. [laughter] And poor Ed Rogers was subject to that because he was like, "Oh, we don't need to do that." And poor Ed by the end, I think he was rolling his eyes at us. And that's fine. I mean, but that was the price of admission, right? And so, um, >> all right. So, the only thing we haven't accounted for is potentially Tammy's time, but again, I think we're okay right now. Um, and I will get back with the um engineers that that was one. >> So, right now for approval, what are we waiting on? What's the >> like if we were going to come back to the next meeting, what what's like our I guess list? >> I think we just I think we have it pretty well defined. We just want to make sure we run through it. >> Yeah. I don't I don't think um I guess the question is >> I'm sorry. >> and the meeting minutes usually Tammy has a draft together in by Monday at the latest. So, you'll be able to get these. And I think Nikki's been calling her and saying, "Hey, can you send me a copy?" Nikki's pretty good. If she's back Monday, she might call us on Tuesday. >> Uh if uh or the one thing that maybe we're missing is deliberation. Should we be doing that? >> The what? >> Deliberation. Should we be deliberating? >> No, not yet because we don't we're not ready to to talk about compliance. >> But next next time we'll have all the information. We should be able to go through it all. So, it's complete, but we're going to leave discussion still. >> You said you did completeness. Do you have to do the regional impact thing also? Like, is that something? >> Oh, an interesting question. Um, >> you know, I think usually you do completeness and regional impact and get just get those out of the way. >> Well, and I I think we keep thinking that this is still the same number of lots, but we could be increasing the houses by eight. >> No, it is still the same right now. You're not changing. We're not changing it. We're going to be at the next >> If we if we come back to you with a site plan for eight, then that is absolutely different thing. I do everything >> and even then I mean the good news is the water supply there is not suffering. >> No, [laughter] we want water. >> But yeah, I would say on our behalf prep for the next time is just go go see how things are going. We need the letter from fire. We need the the stuff that the CHA people haven't seen before that we have Y >> and to know that it's not going to >> and then we'll go from there >> in the continuence date. >> Yes. So now the next question is when do we meet again? So um our next meeting is officially on the 16th of of September. >> Is that okay? >> Fine with me. I'm going to be on the side of the Centennial Mountains in Montana, but Nikki and John I'll be back. [laughter] >> No, I mean in terms of in terms of this it this is exceedingly simple. I mean I basically just pull the drawing up and I put the new lines on and print it. So that on my end there really isn't much I have to do. So I >> we have a 7:15 hearing flood plane on that night. >> So when do you want to put this? I have a placeholder for it anyway. Public plan public hearing flood plane rags. >> Yeah, we did. Yeah. Oh, oh, oh, oh, oh, oh. Um, we're going to do that, I think, all in October. The first meeting. Let's do flood plan that night. It's only a 15 minute. It's a public hearing. Uh, but we haven't posted for that yet. Do we have time to post for it? Yeah, we do. Okay. Yeah, we need to >> uh Yep. This is 7:30. Yep. >> Um, Okay. I make a motion to continue the hearing for the lot line adjustment San Ken homes to >> date. >> What's that? >> We did we did we did vote on that? >> Yeah. Yeah. >> Uh Wednesday, September 16th, 7:30 p.m. >> I will second that motion. >> All right. Any further discussion? We would have 7:15 flood plane 7:30 this and then I'm going to bet you crook trickman is going to pop back up and we need to give them a time circle. So um so these guys would be 7:30. We may be able to start a little early just to FYI. Okay. >> so how they they requested postponed. do we have to put them on a meeting or do anything? >> We have to do a motion to continue. >> after this after we do this >> after we finish for these guys. >> Yeah. They were they were after us anyway on this agenda. So, we're continuing and they would they would they would have continued after us anyway if they would have been here. So, >> yeah. Yeah. >> If they were >> if you Yeah. If you have everything that >> done then then Yep. It should be >> Yeah. Lickies. All those in favor of continuing to date certain September 16th at 7:30, please say I. All right. And any extensions? All right. Motion carries. Thank you guys. >> Thank you. >> Yeah. Now we can make a motion to continue the what is the >> what's the official >> the agenda? >> Are you making the motion? >> Do you have it already penned up or what? I don't I >> I make a motion to continue. >> Now you [laughter] are >> the Tricknet Road. >> This is your guys. >> SP26-1 Kirk site plan review. >> Um to dates are in Wednesday, September 16th, 7:45. You said >> I don't think you'll have time. >> Yeah, 7:45 you think. 7:45, but obviously it's going to be later. >> Yeah. Subject continues. So, um, >> 7:45 p.m. >> This is Brooks. >> I will second that. >> Oh, hold on. Let's see who we got here. >> Who's that? That's probably our our next person. Okay. All right. Uh, is there any further discussion? Who Bruce made that. Josh seconded. All right. >> All those in favor, please say I. >> All those opposed. Any abstensions? >> All right. All right. Sweet. So, we're skipping September second. That's >> good for us. >> Okay. Um, so we now have a conceptual discussion. Mr. >> Can you say his name? >> I Well, if I could if I pulled up. Hold up. >> I don't have um Mr. Mormon, right? >> Yes. Hello. >> Hey, nice to meet you. We're actually running a little ahead of schedule. We're going to pretend we are anyway. So, if if uh you are ready, we can uh start talking. >> I appreciate it. I think uh my uh friend and the developer and realtor who's going to help me um with me and my mother as we look at our our plot uh or her land um in Newipswitch. Um I know he wanted to jump on. I think I might have been a little early. Uh I so I suppose he'll be joining us around 8:20 I think. Um so I won't steal some of his his questions. I'm going to kind of lean on him for some guidance, but basically want to get a a jump on understanding what I we have to do uh what we can do with my mother's land as we get ready to look to possibly subdivide it and um sometime in the near future um look to sell it. Do you have uh map and lot? >> Hold on. It's on the I'm pulling it up right now. >> You're pulling it up? Yeah, it is on the agenda and it is um 50 Apple 11-9. >> Oh, that's what that means. Okay. >> So, we're gonna pull this up. You don't you didn't need to bring anything fancy with you. We're just going to pull it up so that we have it kind of on the on the property map number. >> You got it. Yeah, that'd be lovely. Actually, uh Tammy's going to pull it up, which is even better. Thank you. I just texted Sean, too. He's going to jump on here in the next minute or two. So, that'll be be good as he knows a little bit more about questions to ask, but we'll see you for guidance. For sure. So, we keep this pretty conceptual and we want to start with where you where you think you might want to head versus what are all the things that I can do because those are you can go a thousand different ways. So, we're going to try and focus on what would you like to do versus how wild [snorts] and exciting can we get. >> That's uh that's fair. I think Sean's ready to jump in. I'm gonna let him Yep, I got him. If you keep working on the screen and we will not be able to see you guys once we go on our screen. So, just FYI, Sean Sean Hacka, thank you for joining us. >> Is that who you really are? >> Say that again. >> Are you really Sean Hackle or did your screen just say that? No, that's who I am. >> Okay. Thank you. [laughter] All right. Who's gonna who's going to lead us off with a conceptual? Is are you seeing on your screen the um >> it's coming up the lock. >> I don't see anything yet. >> Get back in and share the screen. >> We're getting there. Hang tight. >> Why is it not showing up? Yeah, that's Google Maps. >> Do you do you open to download um the map uh with the the map in lot on I have a PDF copy. I could probably download it to the chat if that helps. It's just not they can't see. >> We're Yeah, we're just having trouble sharing the screen for some reason. Let me try and share my screen. Maybe that'll help. >> I click share, but it's not letting me share. >> Is that better? >> Yeah, I got it. >> Y Okay, >> cuz I need a mouse for this laptop. [snorts] >> All right, so tell us what you're thinking so far. >> So, we're actually um at the very beginning stages. Um, I spoke with uh Tammy, I believe it was. Yes, Tammy. And she recommended that we just set up uh a conceptual with you guys just to get your thoughts on the potential of developing um this parcel. So, um, I did a little bit of research on it, just going through the ordinances and setbacks and frontages and all that. And, um, it does look like we should be able to get pretty easily three uh, ANR lots. With that being said, uh we would have to get our frontage off of um State Road 123. And I'm not sure if that adds another step to the developing of it. Is that something that we would have to go through the state to get um a curb cuts, you know, apply for permits that way through them first and then through the town? Um or is there does does that not matter? >> You are going to need uh state approval to put an entryway on to 123. Um >> do you know if they have a moratorum on that or is they they just do it as as brought to their attention? >> Um they you will need to talk to them about what's allowed. If I recall correctly they're um the town on on town roads you need 200 feet of frontage. I believe it is more on state roads. >> Okay. So so it changes changes the the front edges. >> Correct. So, at some point in time, you're going to want to have a talk with them about that. I don't know how many curb cuts you would be able to get. Um the the the where they draw the line is um again, check with them, but there is a um there's something like a certain number of curb cuts per parcel as of a certain date. Um okay. And so if this property hasn't changed hands in a long time, um I'm a lot >> um then I I think you can call them and say, you know what what can we do here? >> okay, >> I I would definitely check with them. You may they may say, "Hey, you have to do a shared driveway or you may only get one curb cut. What do you want to do with it?" Like that type of thing. So I would chat with them. you the only reason you might want to do that before submitting an official application is you wouldn't know if you have one or two axes a access right so it would you would your plan submission to us would be more complete if you have an idea of what the requirements are >> am I missing anything guys or too much >> I think that's good yeah >> so that makes sense to me and um so do you guys have a number or website which uh to go through the state to speak with someone on this. >> I do. >> It's the dude over in >> it's >> wrench over in ridge. >> Yes. It's higher ground design is but his real job is >> he's a stennerson. >> Hold on. We can get you his contact info. And how about if I just send it to Tammy and um >> Yeah, that's fine. She can just email it to me. That'd be great. >> Oh, funny thing is his email just says Kirk Stenderson, but that's kirk. >> Yeah, we can at least get this kirk.com. >> Yeah, I'm going to send this over to Tammy. She'll send it to you. >> Okay. I I I know Kurt anyways. >> Okay, perfect. >> Thank you. Um I guess and my my only other thing is is as I was doing my research uh we saw that um you guys did pass um on parcels over 10 acres that you potential for cluster development. Would that would this parcel apply to that? >> You could potentially do something with it. Um, >> don't you need for the residential 200 foot frontage, two acres and then will you include it? Is that what you're thinking? >> I'm thinking I don't know how big the house is, right? But the house could turn into two units, >> right? Depending on how big if that was a farmhouse, >> existing house, >> you could make that two units and you could build a barn and another farmhouse type. >> The barn is there, too. >> Is there a barn there? There's a barn. >> Um, I can't I couldn't tell just from looking at it. So I I think Can anybody see a restriction that it wouldn't be? >> Well, basically they put in a road, right? And then they they'd put a road and then they put little lots off of >> Or it would probably make the most sense coming in off of 123, one curb cut, coming in there with a common drive and then doing, you know, whatever whatever you guys didn't, you know, we agreed upon would be the best use. Um, you know, for it's for affordable housing, correct? Is that what you guys approved it for? We we give incentives if it's um if it's affordable. Um >> And um there's uh the the new zoning rigs. A lot of that is under the um >> is is under that area and it tells you how to calculate like how many lots you can get and all of that kind of stuff. >> Yeah. um and how many homes and then there's a a bonus if they're if they're affordable or there's other criteria you can get points and you build a point total. So you could have a single road in and then have either shared buildings like again if if you had a farmhouse and a barn, you might get six units out of that, right? Even though it looks like it's a a home and a barn, you might get more units or you might build it like what's the one up near Trusty? >> Uh Camden Village. >> Camden Village. Yeah. So you've got some choices. >> Yeah, that's on 16 acres. I think >> that's 16 acres. >> Yeah, that's quite Yeah, >> a lot of comps or something on there. >> So, um I guess one question would be how much how much property does the the current house take up? Well, so that would be that was kind of my question is that so it's 10.3 total acres um as one parcel and so we would have to subdivide the existing house off of it or if if it made sense somehow incorporate the house into a future cluster development. you know, it's just all kind of depending what we can get out of it. If if you're only going to get a few units out of it and it makes more sense to go from 123 one curb cut come in and get if you could get I don't know 8 10 houses or if you could do bigger apartment complex or whatever you guys are thinking and we can subdivide the house out of it then you know we would go that route. Um, but if you need the house with it to have to be incorporated somehow in doing the cluster development, then you know, we'd have to see if it, you know, basically it's going to it's going to make sense financially as well. >> I don't think you can financial I don't think you can logistically separate off the house if you want to do a cluster because you would be under 10 acres at that point because your minimum split off would be two acres. So then you'd be left with eight Gotcha. So that's so basically as soon as you subdivide the house out of that it it now employs the class development, >> right? That's what I was saying if you if you incorporate the home into >> Yeah. into a project. >> Okay. But I mean it it it gives you it gives us thought though. We could we can look at some routes off of that. How do we incorporate, you know, the house and the barn or, you know, I mean, potentially we could, you know, tear down the barn and add, you know, an entrance way off of Appleton Road potentially now if we take that barn out of there. Um, and probably have enough frontage to get the 200 foot because there's 570 ft of frontage on Apple Road. Yeah. Yeah. >> Uh, another thing to think about is, um, if just one lot was split off, >> um, like multif family or even detached condos, I think, or attached or whatever. Um, and it's 30,000 square ft per unit. >> So, okay. >> Even if you only split it into one extra lot and then thought about how many units that was. an >> that's a potential >> or a commercial use >> or a commercial use being on the highway. >> Yeah. The one of the things I mean we've we've seen uh cluster subdivisions with one of the lots being a larger lot. It doesn't necessarily mean that every lot needs to be a a minimum lot size. So I mean you could you could essentially incorporate the the >> So we can incorporate the house into it and then have >> smaller like just for example we we we get our 200 footer of frontage we separate a lot from the single family and then we put a road in on the other frontage and then off of that road with the cluster development we'd get I don't know how many lots what we get but say we got 10 lots out of it and you could put 10 like side by side town houses or something like that. >> The thing you're >> with with a smaller um uh [clears throat] with different setbacks and stuff like that because of the cluster development. Is that what you're saying? It it it's I think you you're you've got a a good idea, but remember when you go to a cluster subdivision, >> half of the land basically, I think either half or a little more than half goes into um a conserved space >> and and you need 75 ft all around the border. >> So that leaves you a a limited amount of land to work from. So let's say you start with 10 acres. >> Yeah. and you put the house on 1.5 and you have to put five into into conservation, you now are going to be trying to get units on three and a half acres. So again, you start you're you're going to be squishier than you think you might be. Now, do you include um you know like common common ways and stuff like that as part of the the five acres that has to be >> so look at look at the the regulations. We're not looking at them right now in there. >> Yeah, it's more spelled out. It'll tell you how much has to be conserved. >> Right. How much is is common land? And I think the common land has a cap on it, but it would include the roadways, the mailboxes, the bus stop, um the any drainage, the con things that everybody's going to use, right? The sidewalks, if there's going to be sidewalks or what have you. And then um and then there's the individual lots that are that are left. You're kind of that's what then you have what's kind of left. >> Did I miss it? Now, >> with all that being said, I still need state approval no matter which way that we go. If we're just doing the conventional, you know, uh, lotage and we're trying to keep it simple, I need a state approval for that. And then I also, if we did the cluster development, I also need state approval from that as well. >> Probably a licensed land surveyor, an engineer could answer all those questions, not confused. >> Okay. Yeah, I'm I'm I was waiting to speak with you guys first before we >> went to the next step. >> I think you're you're getting warmer. You're getting you're getting close to being ready. There is there are some waiverss and stuff or or different size subdivisions need different requirements, but they're going to know that stuff. We don't keep up with that. >> Very good. I think that answers all of my questions. Pete, you have >> Nope. Appreciate your time. >> All right, >> I think we're good. Unless you guys have any questions for us. >> I didn't look to see if there's any wetland or anything, but you're definitely going to watch. >> I I looked briefly on the GIS mapping and I didn't see any wetlands uh noted on it. Um, I believe there's a brook on the far left side of the property. I it might even be on the other people's property. I don't know if it's an intermittent stream or not. I don't even know if it's actually >> and your your your uh engineer is going to be able to help you with that. Yeah, I we we obviously we'll go through that, but I was just trying to do uh you know some some homework before I started getting into it just to see if it was even worth getting you know getting the ball rolling. So I think I think that's it. >> You have any parting words? >> You're good. No. >> All right. Thank you very much for your time, gentlemen. >> Thank you very much. >> All right. Bye. >> Appreciate it. Have a good one. Bye. Thanks. >> All right, we got some minutes to do. I know. I know. You were thinking you could sneak in that motion, but we still got minutes to do. >> Oh, I just hung up on myself. Sorry. >> I was like, "Oh, we're done." Even I was like ready for the motion. >> All right. So, let's do um let's do minutes. We have um the minutes from the last time we met, which was se August 2nd. August. uh, anybody have any changes to those minutes? >> August what? >> August second. >> August 5th. See where it says PB? >> Five. Five. August 5th. I have them buried somewhere. I don't even know where they're buried. >> No, I know. I've already looked at them. I know you already have my changes. >> I just I'm trying to figure out what I do with them. They're just in a different file. [snorts] >> And now that's it. A R E. >> I remember there wasn't they weren't tough to read. >> Yes, cuz the spell check that I've been using >> spells it with an A. But >> I heard that sign. They're going to be here for signatures. Tammy and I were in for a meeting with Jack this weekend and Tammy said, "Um, can I have the minutes back?" And so all the minutes were signed, but they were sitting in a drawer. Yep. >> She's coralamus. All right. Is there a motion? You should be proud that I was able to pull up plans from when I didn't work here. Things are getting more organized. >> Yes, they are. >> You're getting there. It's taking some time. Still trying to find them again. >> You have a copy? >> Yes, there's a copy. >> There wasn't there, but I'm just going to look over them. I'll >> just pass them around. Once you're done with it, just sign it. I should just put it all. >> I like doing that. Used to have no white space. It has white space. >> No work. >> Do you need Do you need to read? I'm sorry. I'm sorry. >> I'm I'm trying to scan you guys to come to come ready to ready to rock and >> I don't know why I can't I can't find it. I'm got them. >> I don't know. I wasn't I also wasn't >> Mahon is >> I think they're all upload. I'm used to it. >> Min is mu >> mu and rula is uo >> as opposed to this. >> Don't it's it's called a they don't know. [laughter] >> No, but we should be checking. I I didn't I do skip the names. I'm just going to All right. So, I'm gonna I'm gonna um >> hidden in that little thing. >> Hidden in what? >> If there put a line through it and >> I got it. I got it. So, I'm going to get rid of the colon that's there. I'm gonna fix Josh's name. I guess this is >> But I still need you to sign the back page so I can attach that. That's all. >> Are you all chief? Right. >> It's actually that's always [laughter] Josh. I just go first. >> Why did we change it there? Uh, that could be good. I just never bothered to complain about it. >> So, you can't blame me because I went by >> Yeah, exactly. >> All right. Um, anything else? >> If all of our changes are in the who is present, we're in good shape. >> But if we carry on then, >> well, I'm going to change your name. I'll delete it out of the >> Oh, God. >> You know, when you have it fill everything in. >> I've been spelling it wrong. She probably picked it up from me. >> No, his name tag. >> Yeah, my name tag's wrong. >> Like I said, I've been spelling clearly. >> You should have said something a lot longer. >> Probably. [laughter] >> Yeah, cuz now it's permanently in my head. >> You're going to my phone. >> Let's see. Peace. >> U >> You just have to think it's like rosy, which refers to to uh Sweden. >> I didn't Swedish. >> It's >> Well, it's an adopted name anyway, but it's refers to referring to Okay. >> I thought you had a second cop. Yeah. >> I There's only one, >> right? There's only one. >> I am. >> That's okay. I'm fine with that. I really want people to come ready to rock and roll. our our meetings are going to get busier going through the next few months. Just >> the good news is we're cleaning up all this old stuff tonight. >> The only thing I have left is November 5th >> from last year. That's it. >> After tonight, are you I'm not I wasn't here, so I'm going to pass. In case you want to know the other department was homeland security >> close this wasn't me this was pre this was 2025 I didn't change the meeting minutes I just >> kept them as they were >> that's fine >> and >> these were the ones that were in the the squish they were all squished together all I did was separate them didn't change any of them >> they're much more acceptable >> you can read Go ahead. >> Board members discussed. >> Nice. >> These are just minutes. >> Um, you might want to make sure you can get the other ones that we're going to do tonight. We have two more sets to do tonight. So, you guys might want to >> My website's not pulling up. I mean, it can't get on. Safari isn't doing anything for >> uh 11 uh no 1119 last year and September 20 something maybe >> September 17 Diane do you want this do you want my computer to see >> I gave her >> No that's fine I got a copy >> September 17 2025 >> and November November 19th >> all right now we're on we're on 85 2026 >> like way back >> so you're looking for a motion to I make a motion to accept August. >> August 5th with division. >> I know. >> She finished your exact >> I'm sorry anyway because I wasn't a board member. So I stay You can >> remember if even if you weren't present, you're going through that. That makes sense and the content is there. >> Tammy, did you email that? >> Yeah, I did, but I can email it again. >> Yeah. Do you know when you emailed it? >> Accepted it. I emailed them. >> She can replace the last page. >> I don't know if it >> was a time when you guys were getting a lot of emails. So >> yeah, this meeting I was worried about the volume of emails that or the volume of content and that was one of the reasons why I was extremely concerned that we were going to have the crook trick tricknet one when we had a scenario almost identical to what we had the last time, which was the information came in late and it still wasn't complete. >> And so it the stuff just like we can handle when the when the engineer letter comes in on Monday of a of a Wednesday meeting week, but we don't even like that, right? That's why we set the threshold that stuff had to be in the Tuesday before. >> Like stuff that we will hear at our next meeting should be in the Tuesday before. Um, and so I was I was happy because like I said, there was a lot of volume of stuff and the next meeting there's going to be a lot of prep as well. >> I think it was under it was called Monster Minute Marathon. That was the >> Monster Minutes. I wonder if I got that one. Would you be able to send it? >> Um, I can find it. >> All right. Let's return to where we are. Let's stay with where we are. I thought I was doing a good thing and I wasn't. >> August 5th. The motion has been made. We need a second. >> Oh, >> so this is two weeks ago. >> Two weeks ago. >> The one meeting we just had. >> Yeah. When they come around, we'll peek in. >> So, we're not ready. >> Are we ready or are we not ready? >> Well, I'd like to just briefly look at it because I'm not able to access them. When they come around, I'll just read it. >> Yeah. Where were they? >> I just sent it. Oh, you can't get into your email. I just sent it. No, I wanted the copy that was being >> It's coming. It's coming. >> Well, I just told Tammy that. That's all. >> Yeah, she's confused. She thinks >> Got it under control D. Don't you worry. >> I'm going to spend I can do the top page and spelling your name correctly. >> And I there's a semicolon to take out in the first little bit as well. >> Did you do it on your >> Oh, just for it to me if you would. And I will that one, but I would keep the back page. >> I feel like I'm on a uh >> I just got it. >> Okay. So, yeah, I didn't get this email. >> I don't know what's up with you cuz >> that's the email. >> It's been six months now almost. And we're still working on this. >> I'm getting It's getting better. I'm getting some, but I'm not >> And I don't know. You don't get it. So, I have been I really like for Tammy to send you guys stuff like for the meeting tonight, the spreadsheet. Um, it isn't ready for prime time. It was a workg groupoup thing. So, I like her to be able to send that to you. And I like if there is not a ton of files to be able to send that, but if especially if we're not getting it, you guys have to go to the website and get that stuff downloaded. We are we are we can't do 10 minutes per set of meetings meeting minutes. It's just um it's it's not good board pre practice and prep to um like I said things are >> typically my only prep is the website because I don't get I don't get all the emails >> on this is the October or is the August second no it's not >> August >> you're still looking for August 5th it's not on there just like >> is on the Yeah, we didn't I didn't get the email either for just take a I think I correct. >> We can start closing windows, Bruce, if you want. >> that way we can >> make that motion quicker. >> I sent you what we had. I might have fixed >> you. to me. >> Oh, sorry. Did you want these? >> No. Looking for a different >> Yeah. Yeah. No, I'm not writing. I'm just trying to figure out what we got. >> I'm looking forward to a short day tomorrow. >> A very short day. >> Well, I can um there is one temporary um TA is September. >> Let's let's hold that thought, please. >> Is it September or is it >> No, >> I think he'll be back the end of August. >> I thought he was I thought when he came back he was supposed to be after that. been here anyway. >> So the where the big rocks um not put in here is part of the guardrail alternative. I'm not seeing it. Did Did anybody see >> I'm sorry. What? >> The big rocks instead of the >> Not the curving curving. >> Yep. That's a good catch. Yeah. >> Yep. So, we probably need to Will you just put a star where it should go on there? >> Just a mark and write rocks. >> Rocks. >> Yep. And we'll add in the that the rocks the uh large rocks were offered as an alternative to a guard rail. >> Yep. Good catch. Do you have it up? >> I will. I will bring it back up. >> You just send it to me. >> So that's fine. You don't have to initial >> No, she's going to She's going to change out the last page. >> Oh. Oh, okay. >> I just need the last I need signatures. That's all. >> Okay. Back to you. >> Sorry. >> All right. So, we have a motion on the floor. Do we have a second? >> To accept the minutes as corrected. Um, is there a second? >> Bruce said second. >> Oh, sorry. I'm sorry. Is there any further discussion? >> Okay. All those in favor of approving the minutes with corrections, please say >> Any abstensions? I >> Okay. Thank you. All right. So, we are going to go on to uh planning board minutes from September 17th, 2025. I think I have one change on this one and it's something small. Whatever it is. There it is. Um, >> oh, you want to know? >> Yeah, I can I can find it on on here. So, it's just spelling the Letin's name correctly. And even then, I'm probably just going to circle it and let you find the the way the words that it really is. Oh, no. This is Oh, this it just Yeah, that's >> um I think everybody did Bruce already get it. So that's what those >> um so on page I believe it's the very first word on the top of page five. It's of the September 25th, 2025 meetings. Who's got who's got the September 25 ones? >> Yeah. Lington Holdings. >> Yeah. Who's who's got the hard copy? >> I have August 20th 25. >> It's this one. Yeah. the circle in August 25th. >> I guess these aren't the most. >> Yeah, they >> I got I have >> Whoever did those Yeah, that's September 17th. >> What am I August 19th? >> Hold on. >> No, we're looking at September 17th. >> September 17th. Yep. >> So, what's that? >> That's interesting. Oh, okay. What do you have? It's in the anticipated growth section >> and 25th >> and 25th. >> No, there's attachments that were like >> I got it. I got it. I got it. I got it. >> I'll number those. >> I think that's the only one I had. >> Did everybody sign? >> Did Is anybody else have corrections on that one? >> Oh, this is before you guys signed. So >> yeah. Yeah, that's >> that's perfect. >> Anybody have anything else on on that set? >> I'm good. >> All right. How about if I make a motion to approve the minutes from September 17th, 2025 is corrected. >> Any further discussion? All right. All those in favor of adopting the minutes as amended, please was none. >> Three [laughter] extensions. >> Yep. Three extensions. Yep. Do we have >> Yeah, we got majority. All right. So, the last set, and please tell me you've read them, is um >> They're long. >> Yeah, they're long. That's why I'm like, "Oh, >> yeah." >> Um is 11925 >> 1119. And I have corrections on these. Who's got the hard copy? Okay. I deleted a couple of sentences. If you look on page, it says page nine to me. There's a couple plate. Oh, no. It's page one going into page two. It starts there was a question. Is the paragraph check bottom of page one, top of page two? There was a question if there any kind of change in tax status. I I >> yeah, >> I'll have to look at it out. so I cleaned up that sentence if once you find it. There was a question if there is any kind of tax change in tax status for cluster subdivisions. >> I'm going to need that. So I'll never remember. >> No, I'm going to send it to you. I'll send 20 if I got not what she's >> she's doing the she's trying to make notes on that for when she changes. >> Yeah. I thought you was on a different set. >> No, I'm on I'm on that set. So, it's on the bottom of page one, top of page two. There was a question if there is any kind of a change in tax status. >> My formatting is different from yours. >> I'm gonna let you >> This is under >> Oh, it's way down. >> Public hearing cluster supervision. Yeah, these are the minutes. You guys don't have to sign these because this is pre signature. >> I like the signatures more official up >> higher than that. All right, shouldn't be far down. >> Yeah. No, I'm trying to figure out. Does it start the same? >> No, it looks totally different. That's why I'm like, what the heck is going on here? >> Well, this is review of August. >> It's August. >> That's not the right. >> No, that's what I said. I had August 20th. >> No, this is August 6th. >> And I mean November 19, 2025. >> November 19th. Yeah, that's what we're looking at. >> I will have to give them to you because >> All right. So, I'll send this to you. But let me read you guys what >> I have. September 17 because in our last meeting, these are the two that you had said we were going to look at. But I just noticed this planning board meeting August 20th, but then they've got a review of 86. No, this is August 20th. It's a review of 86. Meeting minutes are in the at 703. That's what you guys did. Reviewed meeting minutes, >> right? But we don't we never finalize that or there's a question of whether or not it. So that gives us helps us track. So this was just making sure we covered everything. >> I don't want any question about those minutes. So, we're making sure we go through everything. All right. What am I missing? >> So, [clears throat] this is what I get. This is your >> We just approved those. >> With changes. >> Okay. So, this is the one that you're going to send the tracking to. Yes. Fine. >> But now we're on November 19th, 2025. >> Okay. Those are here. So you guys uh >> so there is no meeting minutes that people have had for it says 111925 and September 17, 2025 meeting minutes. >> Do you have Yeah, they came out together >> on the last meeting. The only two that we were going to approve was it Oh, November 19th. >> Okay. So, we're back to November 19th, which is on our agenda. >> So, we'll have to get November 19th. >> I was drinking something. So I'm going to go back to the sentence was there was a question if there any kind of change in tax status [clears throat] for cluster subdivisions online there's something about some of these type of situations will there be a tax break for developers that's the sentence here is I deleted a phrase and I added a word so it says there is a question if there is any kind of a change in tax status for cluster subdivisions will there be a tax break for developers for these properties. So, I just cleaned up the sentence. The intention is still what was there. >> There's another one a little bit further down. The question was asked if the town wants to wants density or less expensive homes and do they have to be the same thing? It's just a goofy sentence, so I just deleted. And do they have to be the same thing? A question was asked if the town wants density or less expensive homes. question. I thought I saw something. Okay, there's on page three there's an amperand I mean there's a closed PNS. That's a open PNS where it should be closed. I just highlighted it. And then under section F, it says section F, homeowners association. Jack Low had a comment about HOA instruments. There was a query about why and HOA was required. And it should be why and HOA was required. That's easy enough. Two paragraphs down, it says typically the developer is the one that drafts the covenants. Um in there a sentence that says, "We haven't seen anything as detailed level as restricting garage doors open, the length of grass, etc." I just changed it to say, "We haven't seen anything as detailed as restricting garage doors being open, etc." Okay, so just cleaning up these sentences. >> I never promised you a rose garden when it came to these minutes. These minutes The next sentence, >> there goes my hopes. >> The next sentence has two twos. There was a comment that developers often use covenants two make. So just one two. There's a goofy little goofy little K later on that I just deleted. And that's it. >> So all of mine are administrative. They're small. They're editorial. They're not content. So, I'll send these over to you, but did anybody have any others? >> And then there was the >> I seem to remember doing these in Hawaii, believe it or not. >> That was my fun time. >> That's not fair. >> Exactly. That's why I was so pissy about minutes. Lou can tell you it doesn't say in here, but it's like he's getting pissy about the minutes. And then those attachments I didn't change at all. >> We were at the hel. I'm sorry. >> Which island? >> Whichever one helic. >> I I can't keep the Hawaiian Island Street. I know I'm an idiot for saying that, but I am not good at keeping the Hawaiian Island Street. >> Well, I am good at making a motion to approve the minutes of 111925 as updated. >> Thank you. All right. Is there any further discussion? Yep. Go ahead. >> Oh, did you vote on that? Yeah. No. >> No. All right. All those in favor of accepting the minutes with administrative changes, please say I. >> All those opposed. Any extensions? >> Who was that? >> Can I look at the >> the same three? I did. I >> Cammy. Okay. >> This was the other one. I'm also good at making a motion to each other. >> Not Not yet. >> Not yet. >> I can make a motion. >> You can make a motion. And normally I wouldn't require a vote, but we have updates. Lou, go ahead and do your updates. So you guys would have been out of here now if we had all come ready to vote on minutes. So that's my minutes lesson is I'm sorry, but um All right, Lou, what are the updates? Uh the only update is uh as everybody knows we've had a um an administrator uh for the last few months and uh I do believe that his time will be up sometime in September and we have not yet um we haven't uh interviewed anybody Um, and we don't know what's going to happen. >> Had nine applicants. >> We do. >> Are they all are they qualified? there were I I would say one or two that were, you know, qualified but um they ended up uh just walking away from >> Oh sh is the time up with our current temporary administrator because of an agreement that we have with them or >> I believe so. I believe it was going to be for a period of time and um uh and he was going to help out with u selecting a replacement. >> Well, and that tells me that there's going to be less overlap of training time between people who really know. So, I guess I'm I'm >> I feel like the town's just barely hanging on >> and I guess my input would be we need to fix it because and I don't mean hire somebody. I mean ex either extend him or find another transitional person because it's too important that we get this right going forward. >> And and that I'm sorry to be editorial on that. >> No, it's fine because I I have been editorial. and we will I I think please let us know when interviews are going to be. Um I I don't know what you want to do, but I do think that um I'd like to know how we're going to how we're going to get diversity diverse perspectives on on the applicants along the way. So >> that's true. And so far we have not had um anybody has gone into an interview. So, what I'm hearing is we're the most promising candidates maybe didn't get past step two or three or whatever is Okay. Okay. I mean, I can be patient. I just want to make sure that we do it Not that you don't know that we think that, but >> however, >> we did pretty well with Tammy, so that was a good start. Yeah. Yeah. >> I was on the hiring committee. I'll just remind you. [laughter] >> I'm not yet. >> She gave you half a stink out of it. >> I don't know if it was good for her, but it was good for us. >> No, not really. >> All right. So, uh, Tammy, what do you got? So, >> we had talked Oh, yeah. We talked about a rock tour. >> Yes. And I thought, and I could be wrong, but I thought we had agreed that it would be September 5th. >> Oh, it's Saturday. >> I think that's true. Check that. >> But it's September 5th is not that far away. >> Yeah, we got to give people to uh to grow grass. Remember? is that actually too soon to notice? My >> my uh >> You want to see? >> My dad was driving into a pit the other day with somebody somebody and they said, "Oh, I thought you might be coming to inspect that." So, they were ready. >> Were they? >> Yeah, they're ready to inspect and they said, "It's beautiful. The grass is growing and there's a horse there." >> Well, we just need to pick a date. And then I have a I got examples that I pulled off the computer. I found them. >> But this is a notification to the gravel pit owner saying that this is the date we would be coming. And I wanted to make sure that that's Of course, we change the dates and whatnot. And then the public notice that I would want to put up would have list all the gravel pits. And it's an example again, but um because we have a Willard the Willard Road one now, too. So, >> which gravel pit is which? >> Those are just examples. >> Examples. One's a letter to the gravel pit owners to let them know we're coming. And then the the notice is to let everybody know that, hey, we're going to be looking at graphics. >> So, at this point, if September 5th doesn't work for me, I'm good with October 3rd. >> If if Tammy could get letters out tomorrow, you're giving them two weeks and two days, >> I don't even think it's that. >> No, it's a week and a half. >> If it's October and I can get letters out. >> Yeah. It won't be tomorrow, >> right? So, next week, I would get them out like Monday. That would give them a month. Does that work for you? >> That's fine. October 3rd is >> So October 3rd works. And who's going with you? >> Tammy. Um, has anybody else said just anybody else that's interested? I last year I did it alone because >> we can't have so many. We have do we have >> Yeah, you have to stay under four. >> Well, we that that would be four members, which we're not going to have four members go. Yeah, >> I would like to go just so I have options. If it's just if it's just then we'll go in my Yoda. If it's more than just you, we'll take a bigger truck. >> Okay. All right. You We can do it, too. That's fine. >> I'm just interested to see around town with somebody that knows >> exactly. I'll tell you what we do. >> It's fun to meet the owners, too. >> Um, so we have >> White Custo. >> Brook Haven. Davis Village properties. Nope. >> CNC. >> They're done. That's >> so we don't do Armos. >> That's Aramos. It's Y. >> If they're done, >> then they're still listed as gravel in >> Please address that with Norm. I've been at this for a while with Norm. >> And actually, I think he knows, but he's waiting. He was there was something >> he wanted to get past the April 1st date, so now it should go back on his list. >> And then White. White. >> I do. And then White and Willard Brook >> and Willard Street Willard. >> Yeah. Yeah. Last year I drove through and said nothing happened, but I think something happened. >> So they just they just filed their intent to excavate. >> What property is that on? >> That's Oh, okay. >> Yeah. Okay. >> It's not called that. It's technically not a gravel, >> but but I know the ones that own it, so I know which one you're talking to. >> I was last year I was told not to go to >> No, we're not going to we're not going to do that. We're not do Ashenham, but um we need to check in and see um there is a gravel pit that is in the process of getting cease and assist because they're a nonofficial gravel pit. >> So, we need to check in with Peter to see if >> what is >> what the status is in. >> So, we should probably add it to the list and we can always take it off. You know what I'm saying? >> And send send them a notice. Actually, they're not officially a gravel. So, let's hold off until they are >> and it was sent certified. I have not gotten a certified letter back yet either. Nobody sign. >> But yeah, if you want eyes on it then and if we're allowed to go to it. >> Well, Peter has already been been to it and the state sent somebody. So, I think we're good for right now until they're officially grappled with it. >> What about Tuttles? That's >> Tuttles is the one I'm saying let go. That's under Peter's got it for code enforcement because we the planning board sent it to code enforcement through the selectment. So he has that one right now and he is supposed to be pursuing it. >> So I think we're okay. >> So we really don't have that many. >> Yeah, we Oh, however, who's the dude? >> The dude that is always going to. >> Yeah, Coropolis. Mr. >> Mr. Coropoulos has said he is ready to close. >> So are we going there? Yes, we have to go to say it is fully vegetated or it's not. 85% is the standard. So, can you will you send him the letter for Cropolis and will you add stuff in there to say I understand you are closing the pit. This will be our final inspection and and whatever else we need to do to get there. >> Yeah. If it has to be 85% vegetated, then >> need to get on it. >> You got to get on it because yeah, not too long ago. >> Still something arguing that He needs to take care of his business. No, >> but he's arguing that he's going to put a house there. So, he's going to vegetate all around, but not for the foundation. He's not. >> We had the same question with the other one, too. So, that's >> if we can have everything vegetated, but a 2,000 square footprint, I'll be amazed. So, if he wants to show me that, I Bruce, I don't know if that works for you, but his 15% can be where the foundation is going to go. I was like, >> exactly. [laughter] Yeah, exactly. >> So, do you want me to send a letter to the office? >> We send a draft to Bruce to say because now both lots, one of the he has two lots, I think B and C or C and D. One of them we've never been able to find the property line to say yes, you're fully closed. But this would be if he's saying he wants to fully close it, then it's time. >> It's everything. Yeah. Everything needs to be vegetated. >> What road is that one? That's how I reference. >> Hovered pond. So, you want to a draft to you regarding your your status. >> Oh, time for that motion. >> Do you have anything else, Tammy? >> Again, [clears throat] you would have been on here 20 minutes ago if we had >> to get this done because the time >> All right. I we have been fielding a lot of requests for information. So, just as a heads up, um, our next meeting we are going to deal with for plane. The following meeting, I believe I'm going to send you guys kind of an or I'm going to put at the bottom of the agendas what's coming up at subsequent meetings. Okay. We don't have any new applications, but we have to we have to finish the stuff on all the changes for >> Yeah. Yeah. Yeah. Yeah. >> We've got to finish that document. So, you get put that back in your head on a active treadmill. Um,
